ROAD RIGHT -OF -WAY
CARROLL INDEPENDENT SCHOOL DISTRICT, hereinafter referred to as "Grantor," for
and in consideration of Ten and No /100 Dollars ($10.00) and other valuable consideration paid to
Grantor by the City of Southlake, a municipal corporation of Tarrant County, Texas, the receipt of
which is hereby acknowledged, does grant, bargain, and convey unto said City of Southlake, its
successors and assigns, an easement for the purpose of widening, expanding, constructing, using, and
maintaining a public street, together with all necessary appurtenances thereto, in, over, across, below
and along the following parcel or tract of land situated in Tarrant County, Texas, in accordance with
the plat hereto attached:

Sketch And Legal Description Incorporated Herein For All Purposes
TO HAVE AND TO HOLD the above - described right -of -way easement, together with, all
and singular, the rights and appurtenances thereto in anywise belonging, unto the said City of
Southlake, its successors and assigns, forever. Grantor does hereby bind itself, its heirs, successors
and assigns, to warrant and forever defend, all and singular, the said premises unto the said City of
Southlake, its successors and assigns, against every person whomsoever lawfully claiming or to claim
the same or any part thereof; all upon the condition that the City of Southlake will at all times, after
doing any work in connection with the construction, use, or maintenance of said public street, or any
appurtenances thereto, restore said premises to the condition in which same were found before such
work was undertaken; and further upon the condition that, in the use of the aforesaid rights and
privileges herein granted, the City of Southlake will not create a nuisance or do any act that will be
detrimental to said premises, and, during each period of construction of said road, will indemnify and
hold harmless the Carroll Independent School District for any loss or damage which shall be caused
by the use of the rights and privileges granted to the City of Southlake, or by any wrongful, negligent,
or grossly negligent act or omission of the City of Southlake or the Carroll Independent School
District, their agents or employees acting in the course of their employment in their use of the rights
and privileges granted herein; and that said tract shall not be used by the City of Southlake for any
other purpose under this grant, except as herein provided.
It is intended by this easement to convey a right-of-way to the said City of Southlake to
maintain and construct the above - described improvements, with the usual rights of ingress and egress
in the necessary use of such right -of -way, in and along said premises.

PROPERTY DESCRIPTION
BEING a 1.72 acre tract of land situated in the S. THOMPSON SURVEY, ABSTRACT
NO. 1504, and being a portion of a 25.864 acre tract of land conveyed to
Carroll Independent School District, according to the deed recorded in Volume
8302, Page 689, Deed Records, Tarrant County, Texas, said 1.72 acre tract of
land being more particularly described by metes and bounds as follows:
BEGINNING at a PX nail set for the northwest corner of said 25.864 acre tract
of land, said PK nail also being the northwest corner of the herein
described tract of land;
THENCE S89 ° 55'13 "E, along the north line of said 25.864 acre tract of land, a
distance of 780.01 feet to a 5/8 inch iron pin set for the northeast corner
of said tract;
THENCE S00 ° 16'53 "E, along the east line of said 25.864 acre tract of land, a
distance of 86.23 feet;
THENCE S64 ° 23'28 "E, along the north line of said 25.864 acre tract of land, a
distance of 146.26 feet;
