(dcunningham@graniteprop.com)" <dcunningham@graniteprop.com>, "jriiey@bddeng.com" <jriley@bddeng.com> A few quick questions and comments to the Kimley Horn review: • Development Phasing: To clarify, we expect Phase 1 will include one office building and one restaurant (both located on Reserve Street), plus phase one of the garage (closest to Highway 114). Phase 2 would include the second office building, 2 additional restaurants and the expanded (phase 2) garage. • Proposed SH 114 Deceleration Lane: A deceleration lane would serve existing improvements as well as proposed new improvements (including an operating restaurant whose developer built this section of State Street, and who owns the land that a deceleration lane would presumably occupy). What level of traffic leads to this recommendation? A prior note recommended a separate trip generation for Phase 1 only; would Phase 1 alone warrant a deceleration lane? Note that the Developer of Block 16 does not own or control the land proposed for the deceleration lane. TXDoT may not be the only logistical/permitting issue to deal with here. • Site Access and Circulation (State Street Driveways): There are 2 driveways along State Street between the Frontage Road and Division Street. We are unable to move the first driveway further south than it is shown. However we will remove the internal surface parking shown along this drive as necessary to meet stacking distance requirements during peak conditions. • Site Access and Circulation (Sidewalk along Highway 114): There is no sidewalk connection to Block 16 along the Highway 114 frontage road going east to Kimball as far as we can tell. We have proposed re-routing this sidewalk trail system through Town Square (via State St. and Division St.) given that no tie-in exists to the east. Frank L.
