Remove “Commercial school, including trade school” as a permitted use by right in the I-1 and I-2 Industrial Districts
Allow “Commercial school, including trade school” through Specific
Use Permit approval by adding the use to Section 45 of the Zoning Ordinance

Background Information
Purpose of the amendment is to address parking and safety concerns resulting from the combination of industrial uses and commercial schools within I-1 and I-2 Zoning Districts
S-P-1
and S-P-2 properties with underlying I-1 and I-2 uses are also affected by the proposed amendment

or instruction in a trade, art or occupation. This includes private educational facilities for profit including training centers, martial arts, dancing, music, fitness and athletic

45.19 IN CONSIDERING WHETHER TO GRANT A SPECIFIC USE PERMIT, THE CITY COUNCIL SHALL CONSIDER THE FOLLOWING:
1) Safe access for the ingress and egress of students, pedestrian, parking
and vehicular traffic, including the identification of student drop-off areas.
2) Adequate illumination will be provided at night to protect the safety of those persons entering and
exiting the site.

I-1 & I-2 Permitted Uses
If Approved, affected businesses will be able to continue operating in accordance with Section 6 (Nonconforming Uses) of the Zoning Ordinance No. 480, as amended

1) Adopt amendment as presented at 1st reading with definition update to be considered as a future amendment (I-1, 1-2 and SUP sections)
2) Adopt amendment as presented at 1st reading
including updated definition language (Section 4 and Section 21)
3) Table item until the next City Council meeting to allow additional staff research of definition language
4) Deny the
zoning amendment
