Item 6I Department of Planning & Development Services S T A F F R E P O R T June 9, 2015 CASE NO:ZA15-041 PROJECT: Site Plan for Pollo Tropical EXECUTIVE SUMMARY: , Vertical Construction Managementrepresenting the owner, Wyndham Properties, is seeking approval of a Site Plan for the exterior renovation of a 4,020 square foot restaurant building (formally Steak’n Shake) at 2640 E. Southlake Boulevard on property described as Lot 1R3, Block 1 of the Gateway Plaza Phase II Addition, Southlake, Texas. SPIN #8. DETAILS: The applicant is proposing the exterior renovation of a 4,020 square foot restaurant building that previously was a Steak’n Shake restaurant. The limited renovations of the existing building include demolition to the building’s corner shear wall ‘wings’, demolition of the existing awnings and installation of new awnings, repainting the building exterior, and reworking the windows and doors to match the new brand. There will be renovation of the existing landscaping including new landscaping. Variance A variance is needed for the color proposed to be used on the east awnings and the window inserts on the west elevation. Zoning Ordinance No. 480, as amended, Section 33, Supplementary District Regulations, 33.21- Building Color Standards for Non-Residential Buildings prohibits the use of fluorescent colors on non-residential buildings. Informational Item At the June 4, 2015 Planning and Zoning Commission meeting, the applicant presented elevations showing signage and awnings that may be submitted as part of the future sign application (see Attachment C, pages 9 and 10).
