PROJECT: Variance to Plat Expiration for Kimball Park Final Plat
EXECUTIVE
SUMMARY:
Adams Engineering is requesting approval of a Variance to Subdivision Ordinance No.
483, Section 4.01(I), as amended, regarding plat expiration, requesting to extend the
validity of case ZA14-049, Final Plat for Kimball Park on property described as Tracts
3A1A and 3A2A, Thomas Mahan Survey, Abstract No. 1049, City of Southlake, Tarrant
County, Texas and located at 400 and 470 N. Kimball Ave., Southlake, Texas. Current
Zoning: S-P-2 Generalized Site Plan District. SPIN Neighborhood # 4.
REQUEST
DETAILS:
The applicant is requesting approval of avariance to the Subdivision Ordinance No.
483, Section 4.01(I) (Plat Expiration), as amended, and is requesting that the validity of
Case No. ZA14-049, Final Plat for Kimball Park, be extended for an additional six
months to December 9, 2015.
Section 4.01(I) states that a Final Plat which has not been recorded in the County Plat
Records within one year of the date of approval shall expire. The Final Plat was
approved by the Planning & Zoning Commission on May 8, 2014. Final plats for
subdivisions requiring the installation of streets and utilities are typically not recorded
until these improvements have been installed and are ready to be accepted by the City.
This ensures that street right-of-ways and easements are correctly shown based on
as-built conditions and also ensures that all the new lots of record are properly served
by streets and utilities. The Final Plat for this development has not been recorded due
to re-approval of the Cambria Hotel and Suites zoning and site plan and has thus
expired. The plat should be recorded within the next 90 days.
The applicant is requesting an extension of six months. If approved, the new expiration
date for the Final Plat for Kimball Park would be December 9, 2015.

- A Preliminary Plat (ZA14-136) for Kimball Park proposing six (6) lots,
including one open space lot, on approximately 15.5 acres was approved by
City Council on March 4, 2014.-
- A Final Plat (ZA14-049) for Kimball Park proposing six (6) lots, including one
open space lot, on approximately 15.5 acres was approved by City Council on
May 8, 2014.
