SUMMARY: Proposed office building for Phase I in Southlake Town Square located along SH114 All building phases are proposed to take place in 3-5 years Fully developed plan includes 2 office buildings, 4 restaurants and 2 parking structures Site Plan for first office building is 154,000 sf rentable office space with parking garage Architectural style will blend with Town Square architecture and new architecture of glass and brick, less glass and typical office towers Structured parking will require a Specific Use Permit and variances in keeping with the building design and architectural enhancement and landscape plan Reserve Street will be realigned east to Division Street and will take place in Phase I Variances: Proposed building height is 94 ft. and will require a variance to the building height R (90 ft.) to allow a higher first floor elevation for an impressive lobby area A trail is required along SH114 frontage and a variance will be requested to R realign it into Town Square on Division Street Only 1 loading area where 2 loading areas are required R Variance to the stacking depth in the parking lot R The Landscape will be consistent with the Town Square landscaping and will be enhanced along Reserve Street heavily landscaped.
