FORUM SUMMARY Property Situation: 305 S. Nolen Dr. Development Details: This item was presented previously at the March 2, 2015 SPIN meeting An update was made to the Site Plan since the March 2 SPIN meeting, Applicant has submitted these plans to the City and plan to go to P&Z in the near future Corgan is partnering with IEG, an MEP engineering and consulting firm that designs MEP infrastructure for primarily retail and educational projects IEG is moving from their existing building in Grapevine to the site at 305 S. Nolen in Southlake. They are looking to build a 12,000 square foot one story office on the 1.8 acre site Presenter noted the boundary and topographic surveys have been performed, along with tree surveys as the applicants prepared the tree conservation plan. The presenter noted the site plan has been designed around some of the more sizeable trees on the site Applicant noted they looked at a 60 foot by 200 foot building block to necessitate the 12,000 square foot program Applicant mentioned they are planning to wrap open office space around offices, work rooms, and break rooms to allow for natural light to get into open office areas Presenter said they will look at identifying outdoor amenity space on both the west and east ends of the building Presenter noted the front façade of the building was angled to align with the property boundary along Nolen Drive Presenter said at the time of original SPIN presentation, were targeting two access points, but have since agreed to one point of entry which they will try to align with the neighbors across the street with their drive aisle – also, have eliminated circulation around the building. Presenter noted this change was discussed with the City in terms of fire truck access and presenter believes this is a better solution Presenter noted there will be a visitor and employee entrance to a common reception area, with conferencing and meeting space along with the break room on the west end of the building Presenter also noted there will be a reception area near the restrooms which opens up into the main work space The presenter said the MEP Demo area will showcase MEP infrastructural components given the nature of the facility and the east end is primarily office space which will open onto the patio area Presented at SPIN: QUESTIONS / CONCERNS: None SPIN Meeting Reports are general observations of SPIN Meetings by City staff and SPIN Representatives.
