State Highway 114 2 Aerial View East Highland Street SH 114 3 Approved Concept Plan (ZA07-052) 4 Request Summary The applicant is requesting to change the name to differentiate the medical office building with the hospital. The proposed plan also includes signage regulations for multiple tenants of the medical office building and building identification signs. In addition, the plan includes a specific attached tenant sign for Clinic 21 on the north elevation. 5 Sign Board Action May 21, 2015, Approved (4-0) subject to the staff report dated May 15, 2015, and making the following adjustments to the proposed overall sign heights: Tenant signs on north, east and west elevations shall not exceed an overall height of 42 inches (previously proposed at 44 inches). The building identification sign (number 1) on north, east and west elevations shall not exceed an overall height of 46 inches (previously proposed at 48 inches). The larger tenant sign on north elevation shall not exceed an overall height of 46 inches (previously proposed at 50 inches). 6 Previously approved signage for Medical Office Building – west and north elevations Here are the previously approved signs for the medical office building. The west elevation showing an approximately 46 ½ inch logo height and 25 inch maximum letter height. The north elevation was approved for a 61 inch logo height. This elevation would be allowed a maximum letter height of 42 inches by sign ordinance. The applicant is proposing the main building sign at 36 inches, the building identification sign at 46 inches and two locations for tenant signage at 42 inches. The request tonight proposes signage as shown on this slide which is generally the same as what is proposed on the west elevation. 10 Proposed signage for Medical Office Building – north elevation Primary tenant sign in the location shown in blue - 46” maximum letter/logo OR overall sign height (may be double stacked) Sign not to exceed 27.5’ in width. 46” number height One attached tenant sign in the location as shown in red on the left - 44” maximum letter/logo OR overall sign height (may be double stacked) Sign not to exceed 17’ in width. The north elevation measures closer to the 114 frontage road which reduces the maximum letter height allowed by the sign ordinance to 35 inches. The proposed plan shows the building identification number at 46 inches, one larger tenant sign at 46 inches and two locations for tenant signs at 42 inches as shown. 11 Proposed signage for Clinic 21 – north elevation Here are the details of the Clinic 21 sign proposed on the north elevation. The Clinic 21 sign is showing an overall height of 42 inches.
