ZA15-044 The applicant Hat Creek is requesting approval of a Preliminary Plat for the development of 17 residential lots on 20 ½ acres located on Shady Lane adjacent to the City of Grapevine. 2 The future land use designation is Low Density Residential 3 The current zoning is “SF-1A” Single Family Residential District. 4 Aerial View This is an aerial view of the property with the subject tracts of land associated with the subdivision outlined in blue. 5 Preliminary Plat This is the proposed preliminary plat showing 17 residential lots. The plat complies with all the requirements of the existing SF-1A zoning district with no variances required. Five of the lots are proposed to have direct access onto the existing Shady Lane and the remainder are proposed to have access onto a new residential street that will be built as a part of this subdivision. 6 “SF-1A” Plan Plan that matches proposed Preliminary Plat Although not required, this is a Concept Plan the applicant has prepared for the “SF-1A” subdivision. The required 4-foot sidewalks are shown along public streets. 7 Tree Preservation Plan The Tree Conservation Plan shows that there is approximately 72.3% of existing tree cover for this site. The applicant is proposing to preserve 70.74% of that tree cover.
