The applicant Brown Company is requesting approval of a Zoning Change and Concept Plan from S-P-2 to S-P-2 for the Legends at Southlake development and a site plan for Lots 3 through
6, the last 4 lots of the development located at 2300 to 2380 Dean Way.

Legends at Southlake was originally approved by City Council in December of 2013 for the development of 6 single story office/warehouse buildings.

In August of 2014 the applicant revised the concept plan to specifically amend Lot 3 and its internal layout to accommodate an interested buyer at Vario Systems. This is the currently
approved concept plan for the development.

The modification to Lot 3 also included increasing the number of stories of that building to 2 stories. This is a revised rendering showing the proposed new Lot 3 building with Vario
Systems shown as a campus.

PROPOSED CONCEPT PLAN (2015)
The proposed Concept Plan changes Lot 3 to its original configuration and to be only 1 story which was initially approved in 2013. This plan also modifies the layout slightly of Lot
5 and increases the building height to two-stories for that lot only.

PROPOSED LANDSCAPE PLAN
This is the color landscape plan submitted by the applicant, as proposed the landscape plan meets the city’s landscape ordinance requirements.

PROPOSED TREE CONSERVATION PLAN
This is the applicants tree preservation plan. They are preserving approximately 9% of the of 38.8% of the tree cover there is on site. Much of this tree cover has already been removed
due to the development of lots 1 and 2 and the construction of Dean Way.
[60% required to be preserved under straight “I-1” zoning]

APPROVED SAMPLE ELEVATIONS
This is the applicants typical elevations for the building in Legends at Southlake. The materials consist of concrete tilt-wall with textured paint and stone veneer. This is the way
the buildings on lots 1 and 2 were developed.

LOT 3 ELEVATIONS
And these are the elevations for Lot 3. The materials are the same as previously proposed with stone veneer and concrete tilt-wall. The applicant however now is requesting to modify
the colors slightly to more earth toned colors than what was presented in previous approvals.

LOT 4 ELEVATIONS
This is lot 4 elevations. As the Commission will notice the elevations are largely the same for all buildings with the exception of Lot 5.

LOT 5 ELEVATIONS
These are the Lot 5 building elevations which show a two-story 31,170 square foot two story building. This building also incorporates more glass into the façade than the other buildings
within the development.

There is a variance to driveway stacking. The driveway stacking depths are being reduced on Driveways B, C and D from the depths shown in the middle column on the chart to the depth
shown on the far right column. Driveway A is actually increasing in stacking depth from what was originally approved.

Approved (5-0) subject to Concept Plan Review Summary No. 2, dated April 17, 2015 and the staff report dated April 17, 2015 granting the variances as requested with respect
to the driveway stacking depths but noting the applicants agreement and willingness to address the stacking depth issue by perhaps losing some parking spaces and especially in Driveway
‘D’ which is the one of biggest concern prior to going to City Council in a couple weeks.
