The land use is low density residential 3 SP1 SP1 SF20A C1 C2 CS R-PUD SF-1A AG AG AG AG The zoning is Agriculture AG – the owner needs to rezone and plat the property prior to the isueance of a building permit. 4 Westwyck Hills This is an aerial of the site. All the structures on the site will be removed with the exception of a 1500 sq foot garage 5 PROPOSED CONCEPT PLAN Approximate House Location Existing Garage This is the proposed concept plan which shows the approximate location of the house (8,000sq ft – 2 story and 1,500 sq ft garage. Also the location of the proposed drive is indicated. 20 foot spacing along a local street. 30 feet from the intersection. 2,554 sq ft of accessory structure is permitted on the lot. 6 TREE CONSERVATION ANALYSIS Approximately 80% of the lot is covered in tree canopy. The ordinance requires 30% trees to be preserved.
