PROJECT:Review of theSign Variance to the Shops of Southlake Conditional
Sign Permit for Fans United
EXECUTIVE
SUMMARY:
Fans United received approval of a sign variance to the Shops of Southlake
Conditional Sign Permit and Sign Ordinance No. 704-F by City Council on
December 2, 2014 for eighteen (18) signs on three facades of the building
located at 1431 E. Southlake Boulevard, Suite 501. The signs included one
(1) attached business sign on each of the three (3) facades and fifteen (15)
decorative team logo medallions distributed on the facades. The City
Council’s approval required that the installed signs be reviewed within six (6)
months.
REQUEST
DETAILS:
At their December 2, 2014 meeting, City Council approved the sign variance
request by Fans United to allow fifteen decorative team logo medallion signs
on three (3) facades of the building, in addition to the permitted attached
business signs, for a total of eighteen (18) signs. In the motion, City Council
requested a six (6) month review of the installed signs.
The sign variance request was to allow additional signs beyond those
permitted in the Shops of Southlake Conditional Sign Permit. Tenants are
permitted one sign per façade facing a street, drive, or parking area. Fans
United, located at 1431 East Southlake Boulevard, Suite 501, has three (3)
facades and is allowed three (3) attached signs, one on each façade, under
the Shops of Southlake Conditional Sign Permit. In addition to the three (3)
signs, Fans United used existing medallion locations from the previous tenant
to install fifteen (15) 16 inch by 16 inch non-illuminated team logo medallions
on the three facades (as previously approved for the non-illuminated
decorative panels for the previous tenant Cherish, under SP07-028 and SP-
028a). Fans United installed a total of 8 signs on the south elevation, 7 signs
on the west elevation, and 3 signs on the east elevation. The approved

HISTORY:
February 6, 2007; City Council approved (6-0) the number of signs for Cherish
including the decorative medallion signs for a period of 6 months from the
store’s opening (SP07-028).
June 5, 2007; City Council approved (7-0) the final approval of the signs
approved in February 2007 on consent (SP07-028a).
December 2, 2014; Approved (5-2); granting the variance to the Master Sign
Plan for the Shops of Southlake for Fans United; granting the 15 decorative
panel areas as long as they are the same size as what is currently shown; the
applicant has agreed to a 6 month review ; and including the Staff Report
dated November 24, 2014.
