REQUEST: Site Plan for Elite Commercial Suites for the development of three (3) single-story self-storage buildings totaling approximately 32,016 square feet on approximately 2.03 acres LOCATION: 1900 & 1950 Greenwood Dr. ZA15-013 Sage Group is requesting approval of a Site Plan for the development of three single story office buildings totaling approximtely 32,000 square feet in size located at 1900 and 1950 Greenwood Drive within the North Davis Business Park. 2 Industrial Medium Density Residential 100-Year Floodplain The future land use designation is Industrial 3 SP1 SP1 SF20A C1 C2 CS I-1 SF-20A SF-20A S-P-1 S-P-1 I-1 I-1 I-1 TZD SF-20A The current zoning is I –I industrial. 4 Southlake Woods North Davis Business Park 5 PROPOSED SITE PLAN Existing 8-foot Masonry Fence Existing 8-foot Chain-link Fence New 8-foot Decorative Wrought Iron Fence North This is the applicants proposed site plan. The intent is to build three self storage buildings, Building 1 is approximately 11,750 square feet, Building 2 is approximately 13,700 square feet and Building 3 is approximately 6,50. square feet. The overhead metal doors into the storage units would be located on the north and south sides of the buildings facing away or perpendicular from the subdivision boundary and the street. The applicant is proposing to keep the perimeter fencing that exists consisting of an 8-foot masonry fence on the east and an 8-foot chain link fence on the north. The remaining portion of the site with fencing will consist of a new 8-foot decorative wrought iron fence on the portions shown in blue. 6 PROPOSED BUILDING ELEVATIONS Facing Greenwood Drive These are the proposed building elevations which consist of primarily brick with some stone and a metal cornice at the tops of the buildings. Specifically these elevations shown are for Building 1. Per ordinance the applicant is required to preserve 60% of the trees on the site. The applicant has shown by this plan that they will preserve 63% of the existing tree cover meeting the ordinance requirement. 14 This is a street view of the subject site looking towards the northeast. It is the last remaining site within the North Davis Business Park to sit undeveloped. 15 VARIANCE FAÇADE ARTICULATION North As mentioned earlier there is one variance the applicant is requesting. The applicant has requested a variance to the articulation requirements for the facades shown by the red lines.
