Item 6B Site Plan for Block 2R1, Lot 4, Southlake Town Square ZA15-012 1 APPLICANT: Cooper and Stebbins REQUEST: Site Plan for Block 2R1, Lot 4 of Southlake Town Square for the development of an approximately 12,003 square foot single-story retail/restaurant building on approximately 4.06 acres LOCATION: 1240 Main Street ZA15-012 Cooper and Stebbins is requesting approval of a Site Plan for the development of a 12,000 square foot single-story retail and restaurant building located at 1240 Main Street. 2 Office Commercial Retail Commercial Office Commercial Medium Density Residential Town Center Town Center The future land use is Town Center 3 DT DT S-P-1 SF-20A AG The existing zoning is “DT” Downtown District 4 And this is an aerial of the site with the approximate outline of the building shown by the yellow dashed line. The proposed building will be located at the southwest corner of the intersection of Prospect Street and State Street. 5 2008 SITE PLAN In July of 2008 the City Council approved the site plan shown on your screen. The site plan consisted of a two-story 46,900 square foot building anticipated at that time to contain office and retail uses. If built this site plan would have resulted in 106 parking spaces premoved. 6 2008 ELEVATIONS These are the elevations of that building that was approved. The building itself was similar in character and design to the other buildings in Town Square. [Brick, Stucco, EIFS] 7 PROPOSED SITE PLAN This is the site plan being proposed this evening. The proposed building is approximately 12,000 square feet and one story in height. This building would result in 52 parking spaces being removed – 2 which are located on State Street. The 2 parallel parking spaces on the west side of State Street are proposed to be removed to create a larger outdoor patio for a future restaurant in the south endcap of the new building. 8 PROPOSED BUILDING ELEVATIONS These are the proposed building elevations that will be facing the street side. The building will have a brick and stucco exterior that matches the materials used in other buildings in Town Square. There is a granite base along the front of the building.
