Item 7B (2)7B March 9, 2015 771/ 751 E SOLITHLAKE BLVD Site Plan Submittal Request City of Southlake, Texas Case no. ZA14-149 The owners of the existing office buildings located at 751 /771 E. Southlake Blvd. would like to submit this site plan for approval. The current zoning is SP1 with 01 office district use. We are requesting that we amend the existing SP1 zoning uses to include medical office. The current allowed parking count from 55 to 72 while maintaining the impervious site coverage below the required 65% maximum. The maximum impervious coverage shall not exceed 65% of the gross area of the "S-P-1" Detailed Site Plan District boundary, inclusive of any area dedicated for public right-of-way. The current SP1 indicates the building fapade as existing style and all brick masonry with accent stone quoining. The owner requests to amend this facade requirement per the submittal elevations and rendering in order to update his building. The facade would be revised to include stone veneer as well as stucco trim around the entries. The two story front entry doors would be revised to allow for two sets of double doors. A new building entry on the current rear of the two story building facing the proposed Zena Rucker Road extension will be added replacing the current rear entry and loading area. For these reasons we are requesting a new SP1 zoning and site plan approval which will supersede the existing SPl Zoning and site plan approval.
