That I, � jd d 1 , GRANTOR herein, for and in consideration of the sum of
Ten ($10.00) Dollars and other good and valuable consideration in hand paid by the CITY OF
SOUTHLAKE, home rule municipal corporation of the County of Tarrant, State of Texas,
GRANTEE herein, the receipt and sufficiency of which is hereby acknowledged and confessed,
do hereby grant, sell and convey unto the said GRANTEE a permanent and perpetual easement
for the purpose of installing, repairing, maintaining, altering, replacing, relocating, rebuilding,
removing, and operating (9 Li 4- facilities in, into, upon,
over, across, under and through all that land in Tarrant County, Texas described as follows, to-
wit:
A 450 Square Feet Permanent Roadway and Utility Easement containing
approximately 0.0103 Acres, as more particularly described in Sheet 1 of 2 and
shown on Sheet 2 of 2 attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs, representatives,
successors and assigns shall at no time erect, place or construct, or cause to be erected,
placed or constructed in, into, upon, over, across or under any easements granted herein any
temporary or permanent structures, and it is further agreed that GRANTEE shall have the right
to excavate and fill upon said permanent easement and to remove from said permanent
easement, any fences, buildings or other obstructions as may now be found upon said
permanent easement.
It is further intended that the Permanent Roadway and Utility Easement herein granted to the
GRANTEE shall run with the land and forever be a right in and to the land belonging to
GRANTOR, and GRANTOR'S successors and assigns, and said grant is expressly excepted
from any right of reversion of said premises under any prior deeds in GRANTOR's chain of title.
The Permanent Roadway and Utility Easement, rights and privileges granted therein are
exclusive, and GRANTOR covenants that it will not convey any other easement or conflicting
rights within the area covered by the grant to any other person.

Being a tract or parcel of land situated in the William Martin Survey, Abstract No. 1068, City of
Southlake, Tarrant County, Texas, being a portion of a called 1.663 acre tract of land conveyed
to Scott Johnson by Warranty Deed, recorded in Instrument No. D206106289, Official Public
Records, Tarrant County, Texas, and being more particularly described as follows:
BEGINNING at a 1/2 inch iron rod found for the southwest corner of said 1.663 acre tract, the
southeast corner of Lot 6, W. Martin No. 1068 Addition, an addition to the City of Southlake
according to the plat recorded in Cabinet A, Slide 12658, Plat Records, Tarrant County, Texas,
the northeast corner of a tract of land conveyed to Gene Burger by Quit Claim Deed recorded in
Instrument No. D203042916, Official Public Records, Tarrant County, Texas, and the northwest
corner of a thirty foot (30') strip of land for ingress & egress described by Affidavit recorded in
Volume 1 1812, Page 1307, Official Public Records, Tarrant County, Texas, from which a bent
1 inch iron rod found for the southwest corner of said Lot 6 bears South 89° 15' 29" West a
distance of 335.42 feet;
THENCE North 01° 07' 19" West, along the common line between said 1.663 acre tract and said
Lot 6, a distance of 30.00 feet to a 1/2 inch iron rod with yellow plastic cap stamped "RLG INC"
set for corner, from which found a 1/2 inch iron rod with yellow plastic cap stamped "RPLS
3946" bears North 01° 07' 19" West, a distance of 153.79 feet for the northwest corner of said
1.663 acre tract and the northeast corner of said Lot 6;
THENCE South 45° 55' 53" East, over and across said 1.663 acre tract, a distance of 42.57 feet
to a 1/2 inch iron rod found in the south line of said 1.663 acre tract, for the northeast corner of
said thirty foot (30') strip of land for ingress & egress, and the northwest corner of a called 1.09
acre tract of land conveyed to Josh Shatley by Warranty Deed With Vendors Lien recorded in
Volume 1 1812, Page 1313, Official Public Records, Tarrant County, Texas;
THENCE South 89° 15' 29" West, along the common line between said 1.663 acre tract and said
thirty foot (30') strip of land for ingress & egress, a distance of 30.00 feet the POINT OF
BEGINNING and containing 450 square feet or 0.0103 acres, more or less.
