Agenda Item No. 1 — Call to Order: Vice Chair Bradford Cunningham called the meeting to
order at 6:31 p.m.
Agenda Item No. 2 — Approval of the Minutes: Vice Chair Bradford Cunningham opened the
discussion of the minutes of the Zoning Board of Adjustment meeting held on January 15, 2015.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
January 15.

Agenda Item No. 3 — Administrative Comments: Richard Schell, Principal Planner,
announced that the next ZBA meeting will be held on February 26, 2015.
Agenda Item No. 4 — ZBA -671, Variance to Ordinance No. 480, Section 11.5(d), requiring a
rear yard setback of 40' on property described as Lot 6, Hilltop Acres Addition, an addition to the
City of Southlake, Tarrant County, Texas and located at 3170 Briar Ln., Southlake, Texas,
Current zoning: "SF -1A" — Single Family Residential District
Planner Schell then presented details of the request for approval of a Variance to Ordinance No.
480, Section 11.5(d), requiring a rear yard setback of 40' to allow two additions to the principal
structure to be located within the rear setback. The first addition is an approximately 800 square
foot, one story addition to the rear of the house proposed to be approximately 21' 8" from the
rear property line and the second addition is a two story three car garage addition proposed to

be located approximately 15' 2" from the rear property line as depicted on the plot plan. The
upper floor of the garage addition is proposed to be unfinished attic space at this time.
Vice Chair Cunningham opened the public hearing and called upon the applicant or the
applicant's representative to make such comments and present evidence as the applicant
should desire.
Jennifer Brown, 3170 Briar Ln, Southlake, TX the applicant and owner, once sworn in,
presented his reasons for the request and was available to answer questions of the Board

support of the request.
There being no one, Vice Chair Cunningham asked if there were those in the audience who
wished to speak in opposition of the request.
There being no one, Vice Chair Cunningham closed the public hearing and opened the item for
discussion.
After discussion from the board, Vice Chair Cunningham stated that he was prepared to
entertain a motion on the item.

Agenda Item No. 5- ZBA -675, Special Exception Use per Ord. No. 480, Section 44.12(1) for a
servants or family quarters on property described as Lot 2, Block 4, Mission Hill Estates, an
addition to the City of Southlake, Tarrant County, Texas and located at 903 San Saba Dr.,
Southlake, Texas. Current Zoning: SF -1A — Single Family Residential District.
Planner Schell then presented details of the request for approval of a Special Exception Use
Permit per Ordinance No. 480, Section 44.12(1) to construct an approximately 1,162 square
foot servants or family quarters in an addition to the principal structure. The family quarters is
proposed on the second floor of a two -story addition above a three -car garage.
Vice Chair Cunningham opened the public hearing and called upon the applicant or the
applicant's representative to make such comments and present evidence as the applicant
should desire.
Milton Connor, 903 San Saba, Southlake, TX the applicant and owner, once sworn in,
presented his reasons for the request and was available to answer questions of the Board

Agenda Item No. 6- ZBA -677, Variance to Ordinance No. 480, Section 14.5(f), requiring a
minimum lot area of 43,560 square feet on property described as Tract 2B8, Samuel Freeman
Survey, Abstract No. 525, City of Southlake, Tarrant County, Texas and located at 2460
Greenbough Ln., Southlake, Texas. Current Zoning: SF -1A — Single Family Residential District.
Planner Schell then presented details of the request for approval of a variance to Zoning
Ordinance No. 480, Section 11.5(f), requiring a minimum lot area of forty three thousand five
hundred sixty (43,560) square feet, or one acre. The applicant is requesting a lot area of forty
thousand four hundred forty five (40,445) square feet, or approximately 0.929 acres. The
property owners would like to tear down the existing home on the property and construct a new
home. The property must be platted before a building permit can be issued. The existing tract is
approximately 1.041 acres. The portion of the tract that must be dedicated as right of way on the
plat reduces the lot area below the minimum one acre that is required in the SF -1A zoning
district.
