Southlake Blvd. Current Zoning: "S-P-1" Detailed Site Plan District. SPIN Neighborhood # 9. REQUEST DETAILS: City Council approved a Zoning Change and Site Plan for the Park Village development on October 15, 2013 to allow construction of approximately 196,000 square feet of retail and restaurant development on approximately 22.48 acres at the southwest corner of E. Southlake Blvd. and S. Carroll Ave. A condition of approval of the Zoning Change and Site Plan was that all patio covers and structures come back at a later date for Site Plan approval. The applicant is requesting approval of a Site Plan to add an approximately 579 square foot patio cover to the south side of Building M for Luna Grill. The dimensions of the proposed patio are approximately 53' x 11'. The proposed changes are as follows: 1. Patio canopy structure to include: a. 7 masonry veneer columns b. Parapet/fascia with 6"x36" tile plank finish c. Permanent metal roof deck with membrane roof (not visible from right of way) d. Wood ceiling/soffit and box beams e. Powder coated steel patio railing and gate f. Patio lighting g. Outdoor roll -down shades with clear view windows between columns h. Ceiling fans i. Ceiling -suspended radiant heaters j. Outdoor speakers 2. Modifications to Woodmont's original pavement and planting bed configuration to accommodate the patio canopy while maintaining landscape area and clear sidewalk widths. Carroll Ave. Southlake, Texas Proposed Patio Canopy — Building M, Park Village Luna Grill has leased the space identified as Building M in The Woodmont Company's Park Village development. The Luna Grill lease area includes 2,506 square feet of interior restaurant lease area as well as an adjacent 597 square foot outdoor patio dining area. In order to better serve their Southlake customers, Luna Grill proposes to make some design modifications to the Building M exterior elevations. These modifications include changes to the storefront doors and windows and to the patio canopy structure. The proposed changes are as follows: 1. No signs are approved with this request. A separate sign permit is required prior to installation of any signs. All signs must comply with the master sign plan for Park Village. All development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment Control Ordinance No. 946, as amended. Development must comply with all requirements in Zoning Ordinance No. 480, Section 43, Overlay Zones except as specified in the S-P-1 zoning regulations.
