Mr. Wright with MJ Wright and Associates, 8233 Mid- Cities Blvd. and Jason Eicher,
417 Copperfield in Southlake came forward.
Commissioner Smith asked what Versacor was.
Mr. Wright stated that it was pest control.
Commissioner Smith asked about the variance regarding the trees.
Mr. Wright explained that the variance is needed due to the drainage and detention
space.
Commissioner Smith asked about the storage shed and the storage of chemicals.
Mr. Wright stated that no chemicals will be stored on site.
Commissioner Smith asked about the view of the hotel.
Mr. Wright showed the elevations of the buildings and what will be viewed.
Mr. Eicher stated that the back of the hotel will be facing this building.
Commissioner Kubiak asked about landscaping to separate the two.
Mr. Wright stated that staff would need to approve additional landscape due to the
detention pond.
Commissioner Springer asked about the oufflow of the detention area.
Mr. Wright showed where the oufflow would be.
Commissioner Kubiak verified that this would be owned space, no tenants.

Commissioner Kubiak asked about the material of the building and additional stone on
the corners.
Mr. Wright explained his concept of the building and the materials chosen
Commissioner Smith asked about the location of the storage shed.
Mr. Wright explained his reason for the site chosen.
Commissioner Springer asked about the dumpster path.
Mr. Wright explained location of dumpster and screening.
Commissioner Smith asked about future owners and or tenants and regarding the
limited use.
Chairman Hudson asked the applicant about limiting the storage of chemicals.
Mr. Wright agreed.
The Commissioner discussed the location of the shed and possible different options,
landscaping and chemical use and the language needed for the motion.
Commissioner Kubiak asked about the flexibility for future use of the building for a
possibility of multiple tenants.
Mr. Wright stated that it will be designed to accommodate such future use if necessary.
Chairman Hudson opened the public hearing.
Richard Brown, 600 Briarwood Drive came forward. Mr. Brown asked about the
expected traffic flow.
Steve Anderson, Civil Engineer stated that a TIA was not required for this site and why
they were not required to have one.
The Commission and Mr. Brown discussed the current traffic and the impact that this
business will add to the existing street and traffic.
John Lanel, 204 Westwyck Drive came forward. Would like additional separation
between the business and residential and is concerned about stacking of trucks
especially during school bus pick up and drop off.
Mr. Wright addressed all issues and concerns.

The Commission continued to discuss language for traffic specifically large semi - trucks
and delivery schedules.

Staff Report dated January 2, 2015 and recommending that City Staff present to
City Council options for restricting truck deliveries on Cherry Lane and applicant
present a wall or fencing option on the north border prior to City Council and
granting variances as requested regarding driveway stacking depth and the tree
preservation ordinance.

Ms. Lewandowski showed where the stage would be.
Commissioner Smith asked about road closure there.
Ms. Lewandowski stated it would be.

Debra Edmondson, 1713 Tuscan Ridge Circle, Southlake came forward. Ms.
Edmondson and explained the street closure more clearly regarding State Street and
Grand Avenue.

and including flexibility for expansion of the sponsor and food vendor tent area
around Rustin Park along with directing the applicant to coordinate with City Staff
regarding closing the entrances along 1709 onto Grand Avenue and State Street
during the day of the event and granting it for 5 years.
