EXECUTIVE
SUMMARY: On behalf of Spin Pizza, 360 Architecture, Inc. is requesting approval of a Site
Plan to modify an existing building on property described as Lot 2, Block 23,
Southlake Town Square Addition, an addition to the City of Southlake, Tarrant
County, Texas and located at 1586 E. Southlake Blvd., Southlake, Tarrant
County, Texas. Current zoning: DT — Downtown District. SPIN Neighborhood
#8.
DETAILS: 360 Architecture, Inc. is requesting approval of a site plan to modify the exterior
north and east facades of an existing 3,300 square foot building (f.k.a. Blue
Mesa) and re -construct the outdoor patio area. The interior renovation will
consist of taking the current space back to the shell and renovating the space to
accommodate Spin Pizza. The scope of the exterior work consists of tearing
down the existing patio canopy and replacing it with a pre -fabricated modern
structure consisting of a painted aluminum frame with operable PVC screens.
The foot print of the patio will not change and new landscaping will be installed.
The current storefront will be modified on the north fagade to remove some
doors and some matching store front windows will be added to the east fagade.
The proposed changes adhere to the Design Guidelines in place for the DT —
Downtown zoning district. The existing sidewalks and curbs will remain.

SOUTHLAKE 2030 PLAN: Consolidated Land Use Plan
The Southlake 2030 comprehensive plan designates this site as Down
Town District. Down Town District land use category is designed to
create an attractive and pedestrian friendly space. Design detail should
be highlighted and keep with the theme of surrounding and existing
design elements.
TREE PRESERVATION: The development will not affect any existing trees.

COMMISSION ACTION: November 20, 2014; Approved (7-0) subject to Site Plan Review
Summary No. 2, dated November 14, 2014 and also subject to the staff
report dated November 14, 2014.

We are currently working on bringing a Spin Pizza to your community and have attached the following submittal for your review.
The project consist of an interior renovation of roughly 3,300 square feet of restaurant space and a patio modification to meet our
needs at 1586 East Southlake Blvd. Southlake, TX 76092 (the old Blue Mesa Cafe). The interior renovation will consist of taking
the current space back to the shell and renovating the space back to Spin Pizza standards. The scope on the exterior work consist
of tearing down the existing patio canopy and replacing it with a pre -fabricated modern structure by Shelter Outdoor. The foot print
of the patio will not change and new landscaping will be installed to maintain the friendly environment of the community. We will
also be modifying the current storefront on the north fagade to remove some doors that we do not need and adding some
matching store front windows to the east fagade to allow more daylight into our dining room. Over all the exisfing sidewalks and
curbs will remain, our intent is to improve the aesthetics without compromising the vehicular or pedestrian traffic patterns in the
exisfing retail complex. Please refer to our drawings for detailed information of all the changes. We look forward to being a part of
your community and will appreciate any comments and feedback you have throughoutthe process.

No review of proposed signs is intended with this site plan. A separate building permit is
required prior to construction of any signs.
All mechanical equipment must be screened of view from right-of-ways and residential
properties in accordance with the Zoning Ordinance No. 480, as amended.
All lighting must comply with the Lighting Ordinance No. 693, as amended.
All development must comply with the Drainage Ordinance No. 605 and the Erosion and
Sediment Control Ordinance No. 946, as amended.
It appears that this property lies within the 65 LDN D/FW Regional Airport Overlay Zone and
will require construction standards that meet requirements of the Airport Compatible Land Use
Zoning Ordinance No. 479.
Development must comply with all requirements of the Downtown District Design Guidelines
The applicant should be aware that prior to issuance of a building permit a Plat must be
processed and filed in the County Plat Records, a fully corrected site plan, landscape plan,
irrigation plan, and building plans, must be submitted for approval and all required fees must
