Current Zoning: "D7 Downtown District. SPIN Neighborhood # 8. DETAILS: The applicant is requesting approval of a Plat Revision for Lot 4R, Block 5R, Southlake Town Square to abandon a 10' municipal utility easement and a 10' franchise utility easement that are located in the area of the recently completed Trader Joe's parking garage. The City does not need the municipal utility easement and the 10' franchise utility easement will be replaced by a 10' Oncor easement located to the west of the parking garage that will be dedicated by separate instrument. No other changes to the plat are proposed. Record an easement by separate instrument to Oncor and any other franchise utilities that need the easement to the west of the parking garage to replace the franchise utility easement to be abandoned. General Informational Comments All plats filed must have an original signed and stamped Tax Certificate submitted with it from each taxing unit with jurisdiction of the real property, indicating that no delinquent taxes are owed and that taxes for the current year have been paid. After September 1st, a certificate showing that the taxes for that year are paid, but that the taxes for the upcoming year have yet to be calculated is required. (House Bills 1563 & 3101). A copy of this information may be obtained from the Tarrant County Tax Assessor/Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). We recommend this plat not be filed until the construction plans have been substantially approved. This will ensure adequate easements and finish floor elevations.
