SOUTHLAKE, home rule municipal corporation of the County of Tarrant, State of Texas,
GRANTEE herein, the receipt and sufficiency of which is hereby acknowledged and confessed,
do hereby grant, sell and convey unto the said GRANTEE a permanent and perpetual easement
for the purpose of installing, repairing, maintaining, altering, replacing, relocating, rebuilding,
removing, and operating Pedestrian facilities in, into, upon, over, across, under and through all
that land in Tarrant County Texas described as follows, to -wit:
A Permanent Pedestrian Easement containing approximately 0.1246 acres through a tract of
land situated in the F. Throop Survey, Abstract No. 1511, City of Southlake, Tarrant County,
Texas, conveyed to Larry S. Haynes and Lynda J. Haynes as recorded in County Clerk'
Document No. D212080780, Deed Records of Tarrant County, Texas, with property address of
2079 North Carroll Avenue, and as more particularly described in Exhibit "A ", and shown on
Exhibit "B" attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs, representatives,
successors and assigns shall at no time erect, place or construct, or cause to be erected, placed or
constructed in, into, upon, over, across or under any easements granted herein any temporary or
permanent structures, and it is further agreed that GRANTEE shall have the right to excavate and
fill upon said permanent easement and to remove from said permanent easement, any fences,
buildings or other obstructions as may now be found upon said permanent easement.
It is further intended that the Permanent Pedestrian Easement herein granted to the GRANTEE
shall run with the land and forever be a right in and to the land belonging to GRANTOR, and
GRANTOR'S successors and assigns, and said grant is expressly excepted from any right of
reversion of said premises under any prior deeds in GRANTOR's chain of title. The Permanent
Pedestrian Easement, rights and privileges granted therein are exclusive, and GRANTOR
covenants that it will not convey any other easement or conflicting rights within the area covered
by the grant to any other person.

PERMANENT PEDESTRIAN EASEMENT
5,430 square feet of land situated in the F. Throop Survey, Abstract No. 1511, City of Southlake,
Tarrant County, Texas and being a portion of a tract of land conveyed to Larry S. Haynes and Lynda
J. Haynes as recorded in County Clerk's Document No. D212080780, Deed Records of Tarrant
County, Texas, said 5,430 square feet of land being more particularly described by metes and bounds
as follows:
COMMENCING at a point in North Carroll Avenue, the northwest corner of the aforementioned
Haynes tract and the southwest corner of a tract of land conveyed to Harvey Eugene Hall and Sarah
Dianne Hall as recorded in County Clerk's Document No. D204160188, Deed Records of Tarrant
County, Texas;
THENCE S 89 °23'41" E, a distance of 11.50 feet to the BEGINNING Point of the hereinafter
described tract of land near the edge of the existing pavement;
THENCE S 89°23'41" E, along the north line of the aforementioned Haynes tract, at 5.29 feet pass
a 1 inch iron pipe found, a total distance of 26.89 feet;
THENCE S 00 °20'41" W, a distance of 201.99 feet to the south line of said Haynes tract;
THENCE N 89 °09'56" W, along said south line, a distance of 26.89 feet to a Point near the edge of
the existing paving in North Carroll Avenue;
THENCE N 00°20'41" E, along and near the edge of paving, a distance of 201.88 feet to the PLACE
OF BEGINNING and containing 5,430 square feet or 0.1246 of an acre of land.
