EXECUTIVE
SUMMARY: Columbia Sportswear is requesting two variances to the Southlake Town Square
Phase I conditional sign permit and the Sign Ordinance No. 704 -F regulations for a
painted sign. The property is located at 1253 Main Street, Southlake, Texas.
REQUEST: Columbia Sportswear is requesting two variances to the Southlake Town Square
Phase I and the Sign Ordinance 704 -F sign regulations to allow a painted sign on
the east elevation of their building lease space and to allow two (2) metal portal
entry signs depicting the company logo located on the entry brick columns. The
applicant is occupying the previous space used by First National Bank.
In September, the City Council approved a site plan request for the applicant
regarding the facade modifications. A lifestyle image on the east facade was
shown to the City Council during the presentation. The Council action stipulated
that the applicant would need to bring back the lifestyle image shown as a sign
variance request. The applicant is proposing two different lifestyle image options
as shown in Attachment 'C' of this report.
Specifically, under Sign Ordinance 704, as amended, Section 5.2.6, signs directly
painted on buildings are prohibited with the exception of signs that are less than
five square feet used for building identification.
Specifically, under the Southlake Town Square Phase I sign regulations, Section
8.0 Non - Conforming Signs, certain signs, while not technically meeting the
requirements set forth, will nonetheless be considered for approval on a case -by-
case basis. Staff has determined that the proposed painted sign would require City
Council approval for a variance.
The applicant is seeking a variance to allow two (2) metal plaque entry portal signs
one on either side of the store entrance columns. Under Sign Ordinance 704, as
amended, a plaque sign is permitted as building identification and limited to 5
square feet. Southlake Town Square Phase I regulations, any sign stating the use
and name given to the use of a building structure or area is permitted. Staff has
determined that the proposed portal entry signs would require City Council
approval for a variance.

Sign Variance Application — Demonstration Letter
To Whom It May Concern,
In Response to the demonstration of conditions applicable to the sign variance application for
Columbia Sportswear at Southlake Town Square:
On September 2, 2014, Columbia Sportswear presented their storefront concept design for
approval in front of City Council in Southlake, Texas. A motion was made to approve ZA14 -091.
Columbia Sportswear was to include a stone knee wall at their storefront and Council approved
the choice of a lifestyle graphic on the east elevation but stipulated that the image shown in the
presentation at the time was not a part of the Council's approval that evening. The image(s)
were to be brought back at a later date with an overall sign package, which is what is being
submitted as part of the attached Sign Variance application.
