The proposed Building Elevations meet all requirements of the previously approved Ordinance and are in character
with the Existing Buildings in the Office Park.
Architectural Style Comparison to Ordinance Requirements:
• Height — May 2' 1/2 Story (35') allowed. This is a single -story building. -- NOT REQUIRED
• Articulation — Meets City requirements and is consistent with Existing approved Buildings
(Various Plate Heights: 10', 11', 12', 15', 18', 22', 23'1 ")
• Roof Pitch — is consistent with Existing Buildings
• Roof Covering — Spanish Tile is consistent with Existing Buildings
• Exterior Wall Finishes — Stucco and stone is consistent with Existing Buildings; proposed stone exceeds
proposed stone area on previous submittal, which had zero stone
• Clay Pipes — are consistent with Architectural style as well as previous submittal
• Towers — are consistent with Existing Buildings as well as previous submittal. All proposed Towers are
visible from the street.
• Corbels — are consistent with Existing Buildin gs
• Frieze Board — is consistent with Existing Buildings
• Windows — Shapes and sizes are consistent with Existing Buildings
• Window Trim — is consistent with Existing Buildings
• Carport — Matches Building Facade detailing; provides additional screening of vehicles proposed half wall
between columns. Adjacent Property Owner has expressed no issues with the Proposed Car Port location.
• Entry — Our proposed Main Entry is consistent with the Existing Buildings. The proposed Entry is recessed
further into Building Facade than previous submittal to allow for landscaped Courtyard Entry. The previous
submittal depicted a Two -Car Porte - cochere in front of the Building and Porch; current Owner and Lease -to-
Purchase Tenant has no desire for Porte - cochere.
