PROJECT: Amendment to the Master Sign Plan for Kimball Oaks- PGA Tour Superstore
EXECUTIVE
SUMMARY: On behalf of Strode Property Company, Golf and Tennis Pro Shops, Inc. is
requesting an amendment to the Master Sign Plan for the PGA Tour Superstore
located Kimball Oaks retail center generally located at the southwest corner of E.
Southlake Blvd. and S. Kimball Avenue at 2241 E. Southlake Boulevard.
REQUEST: The applicant is requesting approval of two (2) additional signs for the PGA Tour
Superstore (Building `C') north fagade. On June 17, 2014, City Council approved
the following for the PGA Tour Superstore building: three (3) attached signs for
the PGA Tour Superstore (Building `C') on the north, east and south facades. The
two (2) proposed signs will flank the approved `PGA Tour Superstore' to the east
and west of the sign on adjacent facades. The signs will be `Tennis' and `Golf'. A
justification letter for the request is located in Attachment `C'.

BACKGROUND INFORMATION
OWNER: Strode Property Company
APPLICANT: Golf and Tennis Pro Shops, Inc.
PROPERTY SITUATION: The property is located at southwest corner of E. Southlake Blvd.
and S. Kimball Avenue at 2241 E. Southlake Boulevard.
LEGAL DESCRIPTION: Lots 1A1, 2A and 3A, Block B, Southlake Business Park and
Tracts 1 B and 1 B1, John A. Freeman Survey, Abstract No. 529
HISTORY: May 6, 2014: Approved (6-0) the applicant's request to table until
the May 20, 2014 City Council meeting.
May 20, 2014: Approved (7-0) the Master Sign Plan for Kimball
Oaks only approving the subject signs as discussed in this motion:
With respect to Building 'E': approving the sign package as
presented in the drawings before Council and the scale presented
on the architectural drawings are subject to the staff's review and
concurrence with the scale therein; also only approving Building
'G', otherwise known as the Bassett sign, with the same stipulated
requirements as Building 'E'; approving the monument sign
package adding the applicant will add eight inch (8") illuminated
address numbers in the range appropriate for the addresses in the
development; and also approving the Corner Sign Feature as
presented at S. Kimball Avenue and E. Southlake Boulevard; and
also approving, with respect to Building 'C', only approving the
east and south elevations with the sign and logo fitting within the
existing architectural elements as indicated in the drawings,
specifically within the lighter colored tan area within the columns;
and for staff to review the intent of Council to have the appropriate
band of architectural color around the sign within the architectural
element on the building.
June 17, 2014: Approved (5-0) the conditional sign permit noting
the following: no action on Building 'G' tonight and will be going
back to the sign committee for consideration; in consideration of
Building 'C', the north elevation for the maximum logo size of 72
inches with 20 inch letters for the `PGA' and 36 inch letters for the
`Superstore'; and east elevation as presented; and the south
elevation to match the east elevation (for letter and logo sizes;
and noting the south elevation will not be lit.

REQUEST: The applicant is requesting approval of an amendment to the
Master Sign Plan for the PGA Tour Superstore. Please refer to the
attached sign plan packet (Attachment 'C') for complete sign
details.

report.

Dear Council Members
First, let me say how excited we are about becoming a part of this great community. The
construction of our new Southleke PGA TOUR Superstore is progressing nicelly_
e do however need your assistance with one matter. A standard practice for all of our stores
that rany tennis product is to have the words "GOLF and °TENNIS' displayed on the outside of
the building. Unfortunately at the time of our original signage submission, these words were
inadvertently omitted from our request for the front of the building. Without the words "GOLF
and "TENNIS" displayed on the building, the p¢rception lends itself to PGA TOUR Superstore
only being a golf retailer when, in fact; we will also carry a large array of tennis products in our
Southlake Superstore.
That being said, in addition to. our standard PGA TOUR Superstore logo, we respectfully
request that you allow us to add the individual words "GOLF" and "TENNIS" to the front of the
building using our standard sign age practices.
Our Grand Opening is scheduled for mid-Deaernleer, we are excited about bringing our
Superstore experience to this community and look forward to your positive response in this
matter,
