Demonstration
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
This Building has a history of failure. I am attempting to have a viable, upper -end retail store here in
spite of its history. The sign ordinance, as written, would make success much less likely,
That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self-imposed.
The building elevation is designed for use by two tenants, l am going to use it in its entirety, but it will
not be aesthetically balanced with just one sign on the front face-
3- That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
This building has always had two signs on it. I am asking for the same amount of signage as it has had
all along.
The neighboring tenants are eager to have a going business there, rather than perpetual "For Lease"
signs.
4. That the variance will be in harmony with the zpirit and purpose of the sign ordinance.
The spirit of the sign ordinance is to be aesthetically pleasing. This building actually looks better with two
signs. Putting only one sign up makes the other half look abandoned, and is out of proportion with the
building as a whole.
