Chairman Hudson and Commissioner Kubiak asked about savings cost and durability.
Mr. Miller stated .17cents and /or 23% on electricity costs and they panels are very
durable and replacements are low.
Chairman Hudson asked about the figures for the payoff investment.
Mr. Haugen stated that it comes to $60,000 a year with a 25 year system.

Richard Schell presented Item 9, ZA14 -029.
Keith Kennington with Albion Iron LLC located at 6332 Court land Drive, Plano came
forward.
Chairman Hudson asked about the square footage of the patio.
Mr. Kennington stated 1,200 sq. ft.
Commissioner Smith advised the applicant to have a more detailed landscape plan
available for City Council.
Commissioner Kubiak asked about the parking improvements.
Mr. Kennington stated that in regards to additional parking, it is not needed.
Commissioner Kubiak agreed that the parking up against the building would be great
but questions the 6 parking spaces on the bottom left.
Mr. Kennington agreed.
Commissioner Parrish stated that this space is used as a thoroughfare due to the
medians and agrees with Commissioner Kubiak about the parking spaces.
Dennis Killough stated the parking ratio based on the use of the space and square
footage.
Commissioner Parrish is concerned about the zoning C -3 uses that could come in once
this approved with respect to future tenants.
Mr. Kennington agreed that the Commission could restrict the uses for this space.
Commissioner Smith asked if there will be any re- upholstery done.
Mr. Kennington stated no. It's all outside furniture with cushions and decorations only.
Chairman Hudson opened and closed the public hearing.
Chairman Hudson believes that this is a good use for this property.
Motion to approve ZA14 -029, subject to Staff Report dated August 15, 2014 and
Site Plan Review Summary No. 4 dated August 14, 2014 and approving requested
variance: 1) The driveway stacking depth at this location requires a minimum of

seventy -five feet (75'). The applicant is requesting a minimum stacking depth of
approximately fifty -six feet (56'). 2) The minimum spacing distance between
commercial driveways on FM 1709 is two- hundred and fifty feet (250'). The
applicant is requesting a minimum distance of approximately two- hundred and
forty -five feet (245') as it exists today; in addition to the C -2 uses as permitted,
that the following C -3 uses will be allowed: household and office furniture
furnishings and appliances and also granting the outdoor display of patio
furniture as designated on the site plan and noting the applicant's willingness to
present a more detailed landscape plan with a recommendation to include
species and caliper on the plan and to include the seven additional parking the
main arterial but not granting the request for the six parking spaces on the east
side of the site.

Richard Schell presented Item 10, ZA14 -091.
Elizabeth Pillar, with BHDP Architecture located at 302 West Third St. Cincinnati, OH
came forward. Ms. Pillar gave a brief presentation and handed out samples of the
architecture.
Commissioner Forman asked about additional options for the exterior design.
Ms. Pillar stated that the architecture is based on the store and bringing the interior out
to the front.
Commissioner Forman suggested that the applicant have additional options at City
Council.
Chairman Hudson asked about the window space.
Ms. Pillar stated that by closing the window out it would give the client more perimeter

Commissioner McCaskill agrees with Commissioner Smith but continued to state that
more options would help them at City Council.
Chairman Hudson opened the public hearing.
Jason CaseII with Southlake Town Square located at 5741 Legacy Drive, Plano came
forward. Mr. CaseII explained the reason for the change in the storefront and expressed
support for the change. Mr. CaseII stated that he would work with the applicant for an
Option `B'.
Commissioner Smith believes that this design will work and make the building look
better.
Commissioner Kubiak asked about columns and glass for the building and a possible
middle ground.
Mr. CaseII explained the architecture regarding columns and the mixture of glass and
how to make it fit with Southlake Town Square storefronts.
Chairman Hudson closed the public hearing.
Motion to approve ZA14 -091, subject to the staff report dated August 14, 2014 and
noting the applicant's willingness to present an option B prior to going before
City Council, which may address some of the concerns or suggestions that have
been raised by us this evening, particularly noting perhaps a knee wall or things
of that nature.
