PROJECT: Master Sign Plan for Park Village
EXECUTIVE
SUMMARY: On behalf of The Woodmont Co., Chandler Signs is requesting approval of a
Master Sign Plan for the new Park Village retail center located at the southwest
corner of E. Southlake Blvd. and S. Carroll Avenue.
REQUEST: The proposed Master Sign Plan includes sign regulations for two (2) monument
signs located at the entrances off of E. Southlake Boulevard and S. Carroll
Avenue; (2) directory signs located within the center; four (4) attached branding
signs; and regulations for the attached signs on the buildings, to include specific
signage for The Fresh Market, REI and Michaels.
Please refer to the attached master sign plan packet (Attachment C) for complete
details.
All signage within the Park Village Development that is not specifically addressed
within the proposed comprehensive master sign plan, shall comply with Sign
Ordinance No. 704-F, as amended.
At the June 17, 2014 City Council meeting, the applicant requested to table this
item in order to modify their plan.
The following information has been provided; any changes from the previously
considered proposal are noted by red -line:
1.0 Definitions
Awning: A canvas, metal, or other material attached to a building or structure, erected in or over a
window or door, and usually supported by cantilevering from the building fagade or hung
by metal rods.
Awning Sign: A sign consisting of one line of letters painted, placed or installed upon the valance of
an awning and an identification emblem, insignia, initial or other similar feature painted, placed or
installed elsewhere on an awning; provided, that any sign, emblem, insignia, initial or other similar
feature shall comply with all other appropriate provisions of this title. Where horizontal steel
awnings are used, the Awning Sign may consist of individual cut out metal letters or internally
illuminated letters placed on the top of the awning's outside edge parallel to the face of the building.

Pedestrian Blade IIJO! Any sign, oriented perpendicular to the face of the building, identifying the
name of the business, affixed to or supported by a building or structure, which projects more than
twelve inches (12*) beyond the surface of that portion of the building or structure to which It is
affixed or supported.

Signs are displayed parallel to the face of the building and identify the name of the business.

Multi -tenant Monument Signaee: A free-standing sign consisting of internally illuminated sign
cabinets with masonry surround and back lit channel letters affixed to the masonry as well. The
purpose of this type of signage is to advertise the names of the various businesses within the
development and provide the address for the development.
Directory Signage: A free-standing sign identifying tenants and directing patrons to their destination
within the development.
SandwlshJJpards; One allowed per retailer. A -creme nonpermanent free-standing signs which are
allowed by right per sign ordinance regulations for businesses facing internal driveways.
* Pedestrian blade signs and sandwich board signs will not count towards the maximum
number of signs allowed per tenant.

Fascia Signs:
■ Where signs are internally illuminated, light transmitting surfaces shall be non -glass, matte
material.
• Only letters and logos shall transmit light while back plate or background shall remain solid
or opaque.
• All sign colors are subject to review and approval by the Landlord.
• All weep holes for signage drainage shall be covered by an intemaI light baffle.
■ Letters shall be channels no more than 8" in depth.
■ Letters with halo illumination shall have even distribution with no hotspots. All halo
illumination is to be white. With the exception of the monument and building branding signs which will be amber.
■ Letters with external illumination: individual fabricated letters are to have at least a V
return.
• Channel letters with day -night acrylic faces: returns shall be painted a black or dark neutral
paint color.
• If attached fascia signs is not ground lit, back lit, or halo lit - it will have low wattage internal illumination
• All Village signs to be halo lit. Rim signage can either be halo lit or face lit.
