S-P-2 Regulations Development Regulations The development will follow O-1 regulations with the following exceptions: Current zoning requires 1 space for every 150 square feet for medical office. We are requesting a reduction to 1 space for every 200 square feet overall. Building height shall be increased to three stories (The O-1 Office District allows a maximum of 2 ½ stories). Building height shall be increased to 60’ (The O-1 Office District allows a maximum height of 35 feet). Vertical articulation on the south façade is permitted as shown on the elevations. Covered parking for physicians (20 spaces) as indicated on the drawings. Variances Requested Section 5.2.c prohibits commercial driveways on local and collector streets. A variance is requested to allow a commercial driveway onto Countryside Ct., which is a local street.   Section 5.2.d requires a minimum stacking depth of 100’ for both driveways. A variance is requested to allow the stacking depths as shown on the Site Plan and Concept Plans with approximately 43’ of stacking depth shown on the E.
