That Spectra Land, L.P. acting by and through the undersigned, its duly
authorized representative, of the County of Tarrant, State of Texas (Grantor) for and in
consideration of ONE DOLLAR and other good and valuable consideration, paid by the
CITY OF SOUTHLAKE, a municipal corporation of Tarrant County, Texas (Grantee),
receipt of which is hereby acknowledged, does hereby grant, bargain, sell and convey to
said Grantee, its successors and assigns, a permanent right -of -way and the right to
construct, reconstruct and perpetually maintain a public street and/or drainage facilities
and utilities, together with all necessary appurtenances thereto, and with the right and
privilege at any and all times, to enter said premises, or any part thereof, as is necessary
for the proper use of any other right granted herein and for the purpose of constructing,
reconstructing, replacing and maintaining said public street and /or drainage facilities and
utilities, and for making connections therewith, in, upon, under and across the following
described parcel of land in Tarrant County, Texas (the "Property") being described as
follows :
Exhibit "A ", attached hereto and made a part hereof
TO HAVE AND TO HOLD that said conveyed Property unto the Grantee, for the
purposes herein set forth, and Grantor hereby binds itself, its successors and assigns, to
warrant and forever defend the said conveyed property and rights granted herein unto
Grantee, its successors and assigns against every person whosoever lawfully claiming or
to claim the same or any part thereof, by, through or under GRANTOR, but not
otherwise.

RIGHT -OF -WAY DEDICATION

CRY OF SOUTHLAKE, DENTON COUNTY, TEXAS
BEING a 0.135 acre (5,893 square feet) tract of land situated in the R.D. Price Survey, Abstract No. 992, Denton County,
Texas, and being part of a called 42.43 acre tract of land conveyed to Spectra Land, L.P. (Spectra), recorded in Document
No. 2006 - 10492, Deed Records, Denton County, Texas, and being more particularly described as follows:
BEGINNING at a 1/2" iron rod with a cap stamped "RPLS 3946" found at the southeast corner of Lot 3 of R.D. Price No.
992 Addition, an addition to the City of Southlake, according to the plat thereof recorded in Cabinet V, Page 644, Plat
Records, Denton County, Texas, and being in the north right —of —way line of Bob Jones Road (a variable width right —of —way),
as dedicated by said R.D. Price No. 992 Addition, said point also being in a west line of said Spectra tract;
THENCE North 88'24'58" East, leaving the common line of last mentioned tracts, a distance of 205.48 feet to a 5/8" iron
rod with a yellow cap stamped "RPLS 3963" set at the southwest corner of Lot 1, Block 1, of Quail Oaks Addition, an
addition to the City of Southlake, according to the plat thereof recorded in Cabinet K, Page 287, Plat Records, Denton
County, Texas, and being in an east line of said Spectra tract, said point also being in the north right —of —way line of said
Bob Jones Road, as dedicated by said Quail Oaks Addition, from which a 1/2" iron rod found for reference bears South
04'51'08" East, a distance of 5.05 feet;
THENCE South 01'50'03" East along the common line of said Quail Oaks Addition and said Spectra tract, a distance of
30.00 feet to a "P.K." nail found for the common south corner thereof, and being in the centerline of said Bob Jones
Road;
THENCE South 89'11'46" West along the said centerline of Bob Jones Road and along a south line of said Spectra tract, a
distance of 206.64 feet to a point at a southwest corner thereof and being in the east line of said R.D. Price No. 992
Addition, from which a "P.K." nail found for reference bears North 89 East, a distance of 0.90 feet;
THENCE North 00'32'29" East along the common line of last mentioned tracts, a distance of 27.21 feet to the Place of
Beginning and Containing 0.135 acres, or 5,893 square feet, of land.
