PROJECT: Site Plan for Altar'd State
EXECUTIVE
SUMMARY: Studio Four Design, Inc. is requesting approval of a Site Plan for Altar'd State, a
clothing and accessory retail store, within Southlake Town Square for the
purpose of modifying the exterior elevations of the tenant space located at 1460
Main Street. SPIN Neighborhood #8
REQUEST
DETAILS: Studio Four Design, Inc. is requesting approval of a Site Plan for Altar'd State, a
clothing and accessory retail store, within Southlake Town Square. The
applicant will be modifying the exterior elevations to the former Verizon
Wireless store which today is vacant, that consists of EIFS, exotic hardwood,
reclaimed lumber and continuous glazing. The applicant has provided a brief
narrative on the intent of the design that has been provided below.
"The exterior design for each Altar'd State location focuses on creating highly
visible and distinctly unique storefronts which become a memorable part of
each shopping center's family of brands. Since their inception in 2009, we have
worked closely with the company to establish a material palette which reflects
both their brand aspirations and trend appropriateness. Organized into
dynamic compositions, the combination of EIFS, exotic hardwood, reclaimed
lumber and continuous glazing provides a framework to showcase their hand-
crafted visual display elements in each show window. The included color
presentation provides additional insight into the power of their mission to stand
out for good. "
At the Planning & Zoning Commission meeting held on June 5, 2014 the
Commission requested that the applicant consider modifying their elevation to
better blend in with the second floor of the building. The applicant has modified
their drawings to better reflect the colors and materials being used and reduced
the width of the "white band" around the tenant space from 30-inches to 24-
inches and in turn using more of the reclaimed lumber. A material sample board
will be provided by the applicant at the City Council meeting at the June 171n
meeting.

the ground floor level.
• Storefronts on facade treatments that span multiple tenants shall
use architecturally compatible materials, colors, details, awnings,
signage, and lighting fixtures.

buildings.
• Building entrances may be defined and articulated by architectural
elements such as lintels, pediments, pilasters, columns, porticos,
porches, overhangs, railings, balustrades, and others as
appropriate. All building elements should be compatible with the
architectural style, materials, colors, and details of the building as a
whole.
• Entrances to upper level uses may be defined and integrated into
the design of the overall building facade.
Building Materials
Exterior finish building materials shall consist of:
• Masonry, which is defined as brick, cast stone, glass fiber reinforced
concrete, glass fiber reinforced gypsum, and split face concrete
