Masonry Requirement
Masonry Ordinance No. 557, as amended requires all buildings constructed on property zoned “CS” Community Service District to have all exterior walls constructed using a masonry material
covering at least eighty percent (80%) of said walls, exclusive of all windows, doors, roofs, glass construction materials, or sidewalk and walk-way covers to allow the accessory building
to have vinyl siding as the facade material.
Roof Pitch
Zoning Ordinance No. 480, Section 45.16.i requires the roof (design, pitch and materials) to be the same type as the principal roof structure. The applicant is requesting a variance
to allow a pitched roof with prefinished metal.
Articulation
Zoning Ordinance No. 480, Section 43.13(4) requires all buildings within 400’ of residential property to meet horizontal and vertical articulation requirements. The applicant is requesting
a variance to allow the façade length on two sides of the building (24’) to exceed three times the wall height of the building (3 x 7’ = 21’) without vertical or horizontal articulation.
Variance Requests
June 5, 2014; Approved (5-0) noting the staff report dated May 30, 2014 and also granting each of the variance requests as presented, one to Masonry Ordinance No. 557 and one to Zoning
Ordinance No. 480 with respect to the roof.
