SPIN Neighborhood # 8. PUBLIC HEARING Lorrie Fletcher, Planner I presented both Agenda Items No. 8 and No. 9 together. Steve Anderson, Civil Engineer presented the TIA for the site. Ryan Koch, Engineer with Pacheco Koch located at 8350 N Central Expressway, Dallas. Commissioner Kubiak asked about how many dock doors will there be. Mr. Koch stated 50. Commissioner Kubiak expressed concern about the impact that the 18 wheelers will have on the area and the road. Traffic is also a concern. Mr. Koch stated that the TIA shows minimal impact. Commissioner Kubiak and Commissioner Parrish disagree. Commissioner Parrish and Commissioner Smith asked about TXDOT and an entrance along Highway 26. Mr. Coke stated that the applicant would like to avoid Highway 26 and the railroad. Commissioner Kubiak stated that he would like to see a right only exit. Dennis Killough stated that it could be made part of the motion as a recommendation to Council. Commissioner Smith asked about the variance regarding the Tree Preservation. The Commission openly discussed the traffic impact and road impact regarding Kimball Avenue. Motion to deny ZA14 -004. Mr. Duckworth stated not yet. Chairman Hudson opened the public hearing. Micki Hardy, the property owner located at 1982 E Highland Street came forward. Ms. Hardy stated that she would talk to the builder regarding the utility companies and getting their signatures for the abandonment.
