PROJECT: Master Sign Plan for Kimball Oaks
EXECUTIVE
SUMMARY: On behalf of Strode Property Company, the Richmond Group is requesting
approval of a Master Sign Plan for the new Kimball Oaks retail center generally
located at the southwest corner of E. Southlake Blvd. and S. Kimball Avenue at
2221 E. Southlake Boulevard.
REQUEST: The proposed Master Sign Plan includes sign regulations for three (3) monument
signs located on E. Southlake Boulevard, S. Kimball Avenue and Village Center
Drive; "Corner Feature" sign structures with the logos of the development and the
City of Southlake located at the northeast corner of the development (corner of E.
Southlake Blvd. & S. Kimball Ave.); and regulations for the attached signs on the
buildings.
This item appeared before City Council on May 6, 2014 and was tabled by the
applicant. The applicant has made the following modifications to the sign
regulations:
Attached Signs:
• Revised: The maximum allowable logo sign area to 35% of the
maximum sign area for each building fagade.
• Added: No lease space in multi -tenant buildings shall be allowed
more than two (2) total attached signs.
• Added: Single tenant buildings will be allowed signage on a
maximum of three (3) building facades.
• Provided color renderings of the building elevations with examples
for signs on the facades.
Monument Signs
• Revised: The monument height from 20 feet to 15 feet on the S.
Village Center Drive sign. The monument signs on E. Southlake
Boulevard and S, Kimball Avenue will remain 20 feet in height.
• Added: The monument sign along S. Village Center Drive would not
be constructed until the road is extended to connect to E. Southlake
Boulevard.
Corner Entry Feature:
• Revised the stone monuments to remove the Kimball Oaks center
logo.

ATTACH ED SIGNS:
SECTION 7.4.A MMIMUM LETTER/1-060 HEIGHT:
The maximum height allowed for letters shall be based on the following criteria:
Lease space 20,000 SF or greater (Building C) 60 inches
Lease space 19,999 SF to 12,000 SF (Buildings A & B) 48 inches
Lease space less than 12,000 SF (Buildings D, E, F,G & H) 36inches
Tenant logos of any shape shall be allowed, but in no event shall the height of the logo exceed twice the
maximum letter height listed above.
SECTION 7.4.B MMIMUM AREA:
The maximum allowed shall be based on the following CF teria-
Lease space 20,000 SF or greater (Building Q 250 square feet
Lease space 19,999 to 12,000 SF (Buildings A &B) 180 square feet
Lease space less than 12,000 SF (Buildings D, E, F,G & Ha Calculated below

square feet for every one (1) foot of width of the building or lease space, but not limited
to less than 54 SF_
Tenant logos shall be included in this total allowed signage calculation and shall be limited to no
more than 35%of said maximum allowed sign age area_

street or site -internal drive, as long as said building facade encompasses their lease space_ No lease space in
