The overall mixed use will be proceeded in a master planned manner, with the preference to transition to lower intensity uses from the northeast to the southwest across the plan area

Permitted Use:
A Senior Assisted Living Facility in compliance with Zoning Ordinance No. 480, Section 45.8, as amended
Development Regulations:
The development regulations shall comply with the “C-3” General Commercial District zoning with the following exceptions:
Articulation will be as shown on the elevations
S-P-1 Uses and Regulations
Cafeteria and/or dining room,
Housekeeping service;
Basic laundry service;
Transportation service to local facilities (e.g. shopping, entertainment, medical/professional offices, etc.);
Library
Computer and/or internet access to each housing unit;
Multi-purpose room for such uses as arts and crafts, entertainment, social events, etc.;
Exercise room;
Personal care service for resident use only (e.g. beauty or barber shop);
Furnish or provide transportation to local facilities that provide inhalation therapy, physical therapy and occupational therapy services; and
Pedestrian oriented open space directly adjacent to the building, unobstructed by parking stalls, driveways, or other physical impediments. Such open space shall total a minimum ten
percent (10%) of the lot area and shall include a garden for community use.

Driveway Ordinance No. 634, Section 5.1 requires a minimum centerline spacing for driveways along arterial streets to be 250’. The applicant is requesting a variance to allow a centerline
spacing of approximately 91’ to the residential driveway to the north.
Variance to allow a 5’ sidewalk instead of the required 6’ sidewalk along S. Kimball Ave.
Variance to allow the sidewalk to be within 2’ of the back of curb.
