A variance to Subdivision Ord. No. 483, Section 8.01(A), which requires that all lots front on a public or private street, is requested. Maranatha Way is currently a private street that
doesn’t meet the Subdivision Ordinance requirements in Section 5.04 and 5.05 regarding private streets.
The applicant is requesting a variance to allow the lot to front on Maranatha Way as it currently exists and has submitted a letter agreeing maintain Maranatha Way to a level that will
allow emergency vehicles to respond to emergencies.

Approved (4-0) subject to the Concept Plan Review Summary No. 2, dated April 10, 2014, further subject to the staff report dated April 10, 2014, and approving the variance requested
subject to the applicant’s installation and maintenance of the access easement and turnaround consistent with City standards for access of the property by emergency vehicles.

Approved on consent at 1st reading (7-0) approving the variance for the lot to not front on a public street.
