Our lot touches the planned Abundant Grace Church and Montessori School on its North and West sides. We are writing this letter to oppose the planned School /Church at 1970 E Dove Road, with its 80 students and 100+ parishioners because it will invade our privacy with sights, sounds, headlights and sewage. We have lived in our home for more than eighteen years. We moved here from Grapevine so that we could send our kids to Carroll Schools. We chose our particular street (North of Dove, and between Kimbal and Lonesome Dove Roads) because of the one acre Tots, the abundance of trees, wildlife and peace and quiet rarely found in the suburbs. We will have no privacy, six or seven days a week, year round. There were no fences around my lot when we bought the home. We fenced in the back to contain our dogs. I got a permit from the city to put up an eight foot fence between our lot and the church. An eight foot fence was needed because our property line falls midway down the eastern slope of the creek which flows north towards the Lake. Even with the eight foot fence, sitting at our breakfast table we can see ground level on most of the Churches lot across the creek. In the late spring and summer foliage from the trees blocks out some of the view, but for most of the year our view of the Church is completely unobstructed. There will be no escape from the sound. The church has a playground plotted in the northwest corner of their lot. The center of that playground is ninety feet from my breakfast table. How loud are 80 kids playing ninety feet from your kitchen? We don't really want to find out, but we're sure that it is loud enough to force us to disclose it when we go to sell the house. Headlights will sweep our Kitchen, Family Room, and Master Bedroom. Our unobstructed view that I mentioned above, will also allow for their headlights to invade our privacy every time they have after school events during the week, and evening Church events. Overflow from their overtaxed septic system will invade my lot, and the creek. When we built our fence, we struck clay within 12 inches of the surface with nearly all of our fence posts. We got onto City Sewer as soon as it was offered because our Septic system was struggling to keep up. Both Lyn Smith (1650 Creekside, my back neighbor) and we have had Septic runoff from the Church property since we've lived here. I gave up trying to grow vegetables in my backyard because the soil was contaminated with smelly, silvery liquid oozing under my fence. This occurred when the church was used by much smaller groups meeting once a week, not every day. When you remove the square footage from the Churches lot that is designated for buildings, playgrounds, driveways, as well as those areas on steep slopes or in the Creek, the area remaining seems impossibly small to support a septic system for 100 people. My guess is that we, Lyn Smith, and the Creek will be the unwanted recipients of hazardous runoff. Thank you for your consideration in this manner. Freddy and Michelle Koehmstedt 817 - 488 -0058 1 Petition Opposing the Expansion of 1970 East Dove Road, Southlake, Texas, 76092 We, the concerned Southlake Citizens listed below, do hereby firmly, and unequivocally lodge our objection to the proposed expansion of operations at 1970 East Dove Road, Southlake 76092, by the new owners, Abundant Grace Church /Montessori School. The original building dates back to the 1970's and has operated, on a part time basis, as a series of small churches since it was built. Most recently it was operated by an after school theater group, meeting on a periodic basis, never more than once or twice a week. The surrounding neighborhood dates to the early 1980's and has always had an amicable relationship with the small organizations that have operated out of the building. If allowed their proposed expansion, Abundant Grace will permanently and detrimentally impact the surrounding area for the following reasons; 1. Additional traffic caused by the planned enrollment of up to 80 students daily, (and 100 parishioners on weekends) will only worsen congestion on the unsafe, blind curve on Dove Road between Creekside Drive and Royal Oaks Court. There is already a 25mph caution sign at this turn. It is a two lane road, with no shoulders, or sidewalks. We are concerned that Dove Road will not be able to handle the additional traffic, especially in the morning, the busiest time of the day. 2. Property values will be negatively impacted in the neighborhood due to the congestion and noise generated by nearly 100 schoolchildren and staff using such a small lot. 3. Lack of sanitary sewer hookups to the City of Southlake at the lot will cause nearly 100 people to use a septic system, six or seven days a week. A large percentage of the total area of the lot is taken up by buildings, playgrounds, and concrete, with a significant amount of the remaining surface sloping into the creek. The excess liquid that would be generated in the small leach fields will migrate onto adjacent properties, or flow into the creek, and eventually into the lake. 4. Emergency vehicles will be impeded in their ability to navigate the neighborhood because of the traffic backups. 5. Southlake public school bus routes will be delayed by additional traffic. These routes already travel in both directions, both morning and afternoon for the safety of the children. 6. Carpool lines will be forced onto Creekside Drive, which has no curbs, or sidewalks. Cars parking /creeping along the shoulder will damage front yards. 7. Neighborhood Children will be forced to walk through a carpool line while getting to, and from, the bus stop at the end of Creekside, in front of the Church, there are no sidewalks. 8. Property damage will be caused by a large number of visiting cars that will park along Creekside Drive and Royal Oaks Court, due to the small size of the lot. 9. It appears that a minimum of 18 mature Oak trees would have to be removed to accommodate the playground depicted in the Northwest corner of the plot plan. 10. Eleven lots on Creekside Drive, Royal Oaks Court and Dove Road are within 200 feet of the property boundary of the new school, two of these homes are less than 100 feet from proposed playgrounds. There is no buffer for these neighbors from the sights and sounds of the planned school.
