PROJECT: Master Sign Plan for Kimball Oaks
EXECUTIVE
SUMMARY: On behalf of Strode Property Company, the Richmond Group is requesting
approval of a Master Sign Plan for the new Kimball Oaks retail center generally
located at the southwest corner of E. Southlake Blvd. and S. Kimball Avenue at
2221 E. Southlake Boulevard.
REQUEST: The proposed Master Sign Plan includes sign regulations for three (3) monument
signs located on E. Southlake Boulevard, S. Kimball Avenue and Village Center
Drive; "Corner Feature" sign structures with the logos of the development and the
City of Southlake located at the northeast corner of the development (corner of E.
Southlake Blvd. & S. Kimball Ave.); and regulations for the attached signs on the
buildings.
A summary of the sign types requested in the Master Sign Plan follows. Please
refer to the attached master sign plan packet (Attachment D) for complete details.

Signage Plan
KIMBALL OAKS

SIGNAGE REQUIREMENTS
CONDITIONAL SIGN PERMIT;
All Signage within the KIMBALL OAKS Development, shall comply with Sign Ordinance No. 704-F, as amended. The following
regulations shall replace the specific sections found in the above reference Sign Ordinance.
ATTACHED SIGNS:
SECTION 7.4.A MAXIMUM LETTEl HEIGHT:
The maximum height allowed for letters shall be based on the following criteria:
Lease space 20,000 SF or greater (Building C) :60 inches
Lease space 19,999 SF to 12,000 SF (Building A & B) :48 inches
Lease space less than 11,999 SF (Buildings D, E, F, G& H) :36 inches
Logo's can be any shape or size but in no event shall the total height of the logo exceed twice the height of
the maxirrum letter height nor shall it take up more than 35% of the total sign area.
SECTION 7.4.B MAXIMUM AREA:
The sign area is to be calculated to enclose each sign structure component, Refer to examples attached as
Appendix "A". The maximum allowed shall be based on the following criteria:
Lease space 20,000 SF or greater: 250 SF
Lease space 19,999 to 12,000 SF:180 SF
Lease space less than 11,999 SF (Retail Buildings): The sign area will be a factor of .75 square
feet for every one (1) foot of width of the building or lease space, but not I mited to less than 50
SF, NOTE: Sign area to be calculated to enclose each sign structure component as indicated in
Appendix "A".
SECTION 7.4.0 NUMBER OF SIGNS:
Each Tenant shall be allowed one (1) attached sign on each facade visible from a street or internal driveway.
Note that logo's orsign may be on different planes of the facade due to an architectural design feature.
MONUMENT SIGNS:
SECTION 7.6.A: MAXIMUM HEIGHT:
The maximum height allowed shall be based on the following criteria:
On E. Southlake Blvd., Kimball Ave., and Village Center ❑r: 20 Feet
SECTION 7.6.B: MAXIMUM AREA:
The maximum area allowed shall be based on the following criteria:
On E. South lake 31vd., Kimball Ave., and Village Center Dr: 56 SF
The area used to identify the name of the center Kimball Oaks shall not be counted toward the sign area of
56 SF as long as that area is not illuminated. These letters shall be cut metal and pin mounted to the
monument sign.

SECTION 7.6.C: NUMBER OF SIGNS:
Three (3) monument signs shall be permrtted.
SECTON 7.6_D: MINIMUM SETBACK & SIGN LOCATION:
Monument signs shall be located as shown on the Site Exhibit in Appendix "B".
SECTION 7.6.E MATERIAL REQUIREMENTS:
Specific design is attached as Appendix "C.
CORNER DESIGN SIGNAGE
The intersection of Southlake Blvd & Kimball Ave_ shall have vertical stone elements that shall have the towns logo
on at least two stones made of a routed metal panel pinned to the stone at least 1" from the face. The shopping center will
also be able to apply a logo to at least two scones and shall be constructed in the same manner_
