ZONING BOARD OF ADJUSTMENT MEETING: March 13, 2014

Dyche, Eric Ransom and Mike Smietana.
Members Absent: Vice -Chair John Huffman, Board members Kourosh Panahy, and Paul
Lepicier.

Agenda Item No. 1 — Call to Order: Chair Paul Venesky called the meeting to order at 6:30
p.m.
Agenda Item No. 2 — Approval of the Minutes: Chair Paul Venesky opened the discussion of
the minutes of the Zoning Board of Adjustment meeting held on February 27, 2014.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
February 27, 2014.
Motion: Smietana
Second: Dyche
Ayes: Smietana, Evans, Dyche, Ransom and Venesky
Nays: None
Abstain: None
Vote: 5 -0 -0
Motion: Carried
Agenda Item No. 3 — Administrative Comments: Richard Schell, Principal Planner,
announced that the next ZBA meeting is scheduled for March 27, 2014, but that no submittals
were received for that meeting. The next regularly scheduled ZBA meeting after that is April 10,
2014.
Agenda Item No. 4 — ZBA -656, Variance to Ord. No. 480, Section 11.5(d) requiring a rear yard
setback of not less than 40' on property described as Lot 6, Block 2, Trail Creek Addition, an
addition to the City of Southlake, Tarrant County, Texas and located at 1280 Cypress Creek
Circle, Southlake, Texas. Current Zoning: SF-1A — Single Family Residential District.
Planner Schell presented details of the case to the Board, explaining the request for approval of
Variance to Ord. No. 480, Section 11.5(d) requiring a rear yard setback of not less than 40' to

allow an approximately 936 square foot garage to be constructed approximately 24' from the
rear property line.
Once Planner Schell answered the Board's questions, the staff presentation was complete.
Chair Venesky opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Ryan White, 1280 Cypress Creek Circle, Southlake, TX, the applicant and owner of the
property, once sworn in, presented testimony and was available to answer questions of the
Board.
Once the applicant completed his presentation, Chair Venesky asked if there were those in the
audience who wished to speak in favor of the request.
There being no one, Chair Venesky asked if there were those in the audience who wished to
speak in opposition of the request.
There being no one, Chair Venesky closed the public hearing and opened the item for
discussion.
Board Member Cunningham arrived at the meeting at 6:44 p.m.
The Board discussed the item.
A motion was made to approve case ZBA -656.
Motion: Ransom
Second: Dyche
Ayes: Evans, Dyche, Cunningham and Ransom.
Nays: Venesky
Abstain: None
Vote: 4 -1 -0
Motion: Carried
