Members Present: Chair Paul Venesky, Vice -Chair John Huffman, Board Members Brad

Members Absent: Board Members Scott Dyche, Kourosh Panahy, and Mike Smietana.

Agenda Item No. 1- CaII to Order: Chair Venesky called the work session to order at 6:10 p.m.
Agenda Item No. 2- Discussion on How to Improve the Zoning Board of Adjustment
Experience and Process: Dennis Killough, Deputy Director of Planning & Development
Services, asked members for suggestions on how to improve the Zoning Board of Adjustment
experience and process.
Members gave their suggestions.
Chair Venesky adjourned the work session at 6:32 p.m.

Agenda Item No. 1 — Call to Order: Chair Paul Venesky called the meeting to order at 6:32
P.m.
Agenda Item No. 2 — Approval of the Minutes: Chair Paul Venesky opened the discussion of
the minutes of the Zoning Board of Adjustment meeting held on January 16, 2014.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
January 16, 2014.

Agenda Item No. 3 — Administrative Comments: Richard Schell, Principal Planner,
announced the next regularly scheduled ZBA meeting will be held on March 13, 2014. Planner
Schell requested that the Board members note the meeting date on their calendars.
Agenda Item No. 4 — ZBA -654, Variance to Ord. No. 480, Section 11.5(c) requiring a side yard
setback of not less than 20' on property described as Lot 6, Block B, Triple C Ranch, Phase I,
an addition to the City of Southlake, Tarrant County, Texas and located at 1209 Bay Meadows
Dr., Southlake, Texas. Current Zoning: SF -1A — Single Family Residential District.
Planner Schell presented details of the case to the Board, explaining the request for approval of
Variance to Ord. No. 480, Section 11.5(c) requiring a side yard setback of not less than twenty
(20) feet to allow an approximately 644 square foot addition to the main residence to be
constructed approximately ten (10) feet from the side property line. Planner Schell was then
available to answer questions of the Board.
Once Planner Schell answered the Board's questions, the staff presentation was complete.
Chair Venesky opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
John and Lorianne Hartman, 1209 Bay Meadows Dr., Southlake, TX, the applicants and owners
of the property, once sworn in, presented testimony and were available to answer questions of
the Board.
Once the applicants completed their presentation, Chair Venesky asked if there were those in
the audience who wished to speak in favor of the request.
There being no one, Chair Venesky asked if there were those in the audience who wished to
speak in opposition of the request.
There being no one, Chair Venesky closed the public hearing and opened the item for
discussion.
A motion was made to approve case ZBA -654.

Agenda Item No. 5 —: ZBA -655, Special Exception Use per Ordinance No. 480, Section
44.12(1) for servants or a family quarters on property described as Lot 39, F. Throop No. 1511
Addition, an addition to the City of Southlake, Tarrant County, Texas and located at 1780
Sunshine Ln., Southlake, Texas. Current Zoning: SF -1A — Single Family Residential District.
Planner Schell presented details of the case to the Board, explaining the request for approval of
a Special Exception Use Permit per Ordinance No. 480, Section 44.12(1) to construct an
approximately 1,100 square foot servants or family quarters in a portion of the principle
residence. Planner Schell was then available to answer question of the Board.
Once Planner Schell answered the Board's questions, the staff presentation was complete.
Chair Venesky opened the public hearing and called upon the applicant or the applicant's
representative to make such comments and present evidence as the applicant should desire.
Mark and Nicole Jameson, 2216 Yeargain Ct., Southlake, TX, the applicants and owners of the
property, once sworn in, presented testimony and were available to answer questions of the
Board.
Once the applicants completed their presentation, Chair Venesky asked if there were those in
the audience who wished to speak in favor of the request.
Kevin Northcutt, 1750 Hunters Creek Dr., Southlake, TX, a neighboring homeowner, once
sworn in, expressed his support for the project.
Having heard the comments and presentation for those in support, Chair Venesky asked if there
were those in the audience who wished to speak in opposition to the request.
There being no one, Chair Venesky closed the public hearing and opened the item for
discussion.
A motion was made to approve case ZBA -655.
