Southlake Boulevard. REQUEST: The applicant is requesting a variance to the Sign Ordinance No. 704-F requirements to allow an attached sign on the west elevation of their building that exceeds maximum allowable letter height. The proposed sign has a maximum letter height of 48 inches, primarily for the "E". The Sign Ordinance No. 704-F regulations allow a maximum letter height of 14 inches for any fagade that faces an internal driveway. Case No. Attachment C SV14-002 Page 1 Sign Variance Application Demonstration Please demonstrate that the following conditions are applicable to the requested sign variance: That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. The SL sign ordinance allows for 14" max tall letters for signs facing a parking lot. With this letter height constraint and the "Ebby" scripted lettering, the sign would be too small and out of proportion for the 170' long building and front elevation. (see sign rendering) 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. The design of the "Ebby" scripted letters is unique. With the "E" stretching over the top of the other letters, it reaches the max height and limits the size of the other letters and overall square footage of the sign. Based on SL sign ordinance, the max sq footage for a sign facing a parking area is 100 sq ft, however with a max letter height of 14 inches, the "Ebby" sign is only 2.7 sq ft. or about 3% of the allowed size. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. The "Ebby" sign with 48" tall letters is 32 sq ft or 32% of the max allowed for signs facing a parking lot. It has a width of only 73" which is 54% of the total allowed for this single plane facade. (73" vs. the 135" allowed at 75% of the single plane facade.) 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. As you can see from the sign rendering the "Ebby" sign is more appealing with 48" letters since it is in proportion with the facade and total size of the building.
