EXECUTIVE
SUMMARY: Apeizza e Vino is requesting approval of a Site Plan on property being
described as Lot 3, Block 1, Cornerstone Plaza, an addition to the City of
Southlake, Tarrant County, Texas and located at 2757 East Southlake
Boulevard, Southlake, Texas. Current Zoning: "S-P-2" Generalized Site Plan
District. SPIN Neighborhood # 8.
REQUEST
DETAILS: The purpose of the request is to gain approval of a site plan to allow the
construction of an approximately 41' x 12'6" awning over the existing fenced -in
patio area.
A variance is requested to the Zoning Ordinance No. 480, as amended, Section
43.c.1.e, Corridor Overlay Zone, that requires exposed columns be constructed
of or clad in the same masonry material as the principal structure. The applicant
proposes to allow the support columns for the awning to be constructed of the
same material as the existing metal fencing around the patio to maintain
consistency in the decor.
The original proposal included a black awning with an approximately 5:12 pitch.
The Planning & Zoning Commission recommended approval granting the
variance accepting the applicant's agreement to bring forward alternate awning
colors (less affected by impact of the sun) and to lessen the pitch. The applicant
has revised the request to a forest green awning with a 4:12 or 3.5:12 pitch
option.

CITIZEN INPUT: No SPIN Meeting was held for this request. Public hearings will take
place at the Planning and Zoning Commission and City Council
meetings.
SOUTHLAKE 2030 PLAN: Consolidated Land Use Plan
Under the Southlake 2030 Consolidated Land Use Plan the subject
property is designated as Retail Commercial. The proposed
development is consistent with the underlying land use.
TREE PRESERVATION: No trees will be affected by this development.
P&Z ACTION: January 23, 2014; Approved (4-1) (Springer) subject to the staff report
dated January 17, 2014 and the revised site plan review summary dated
January 15, 2014; specifically approving the variance as presented
(regarding the masonry column requirement); noting the applicant's
agreement to proceed to City Council with alternative awning colors as
well as possible changes in the slope and height of the awning.

Variance Request Letter

To whom it may concern:
I request a variance to the requirement of the structural support columns to be constructed of the
primary masonry materials of the building as specified in the Section 43 Overlay Zones. Presently we
have an outside metal fence and we would like to use structural support columns of the same material
as the fence (welded to the existing fence) to support our proposed awning, The purpose of our request
is so that we maintain consistency in the decor of our existing fence.
