Item 4F13 CITY OF SOUTHLAKE Department of Planning & Development Services STAFF REPORT December 30, 2013 CASE NO: ZA11-044 PROJECT: Plat Extension for Lot 1R2R, Block 1, Sabre Group Campus EXECUTIVE SUMMARY: The request is for approval of an extension to the expiration date of a plat revision for Lot 1 R2R, Block 1, Sabre Group Campus on 41.5 acres located at 2799 and 3150 Kirkwood Blvd. and 3400 E. T. W. King Rd., Southlake, Texas. SPIN # 1. REQUEST DETAILS: A plat revision which has not been recorded in the County Plat Records within one year of the date of approval shall expire. The Plat Revision was approved by City Council on January 17, 2012. The applicant is requesting to extend the validity of the Plat Revision for one additional year until January 17, 2015. LAND USE CATEGORY: Mixed Use, 100-Year Flood Plain CURRENT ZONING: "NR-PUD" Non Residential Planned Unit Development District 1:1 RI to] Wfiq -A zoning change and concept plan (ZA95-074) from "C-3" General Commercial District, "CS" Community Service District and "P.U.D." Planned Unit Development District to NR-PUD was approved in 1995. -A zoning change and concept plan (ZA99-056) from R-PUD to NR-PUD for Sabre Corporate Campus was approved July 20, 1999. -A preliminary plat (ZA99-080) for Lots 1-4, Block 1, Sabre Group Campus was approved October 19, 1999. -A development plan (ZA99-090) for Sabre Group Campus was approved January 18, 2000. -A site plan (ZA99-091) for Sabre Group campus was approved January 18, 2000. -A final plat (ZA99-096) for Lots 1-4, Block 1, Sabre Group Campus was approved November 18, 1999. The plat was filed December 26, 2001 and re -filed January 24, 2002 to include the correct sheet 2 of 3. -A site plan (ZA00-060) for Sabre Group Campus was approved July 18, 2000. -A plat revision (07-025) for Lots 1 R1, 1 R2, 2R, 4R1, 4R2, and 4R3, Block 1, Sabre Group Campus was approved March 20, 2007 and filed September 28, 2007. - A plat revision for Lot 1 R2R, Block 1, Sabre Group Campus was approved by City Council January 17, 2012. - A one year extension of the expiration date of the plat revision for Lot 1 R2R, Block 1, Sabre Group Campus was approved by City Council January 15, 2013, extending the expiration date to January 17, 2014. STAFF COMMENTS: Subdivision Ordinance No. 483, Section 4.011 Expiration of Plats: All other plats: A Final Plat, Plat Revision, Amended Plat or a Plat Showing which has not been recorded in the County Plat Records within one year of the date of approval shall expire. 2. Extensions: The City Council may extend the expiration date of an approved plat upon written petition for such extension by the owner prior to the expiration of the plat but not to exceed one (1) year.
