Audra Lewandowski, 405 Indian Paintbrush Way, came forward. Ms. Lewandowski explained
the event and gave a brief history of the event.
Chairman Hudson opened the public hearing.
Jeff Farrand, 800 Woodcrest Court came forward to ask about the name change.
Chairman Hudson suggested that Mr. Farrand approach Ms. Lewandowski after the
hearing and she would be able to address it. Chairman Hudson closed the public
hearing.
Commissioner Parrish questioned the time limit approval.
Chairman Hudson and Commissioner Forman both agreed that the 5 year approval is
agreeable and that Staff would have to review the permit based on the Staff Report
presented.

9, 2014.

Principal Planner, Richard Schell presented Items No. 9 and 10 together.
Commissioner Kubiak asked about the main entrance on Southlake Boulevard asked
for clarification that it is a right in right out turn along with a left in and left out turn.
Richard Schell stated that is correct and referred to the TIA in the Commissioners
packet.
Bobby Dollak with G&A Consultants came forward and gave a separate presentation
addressing issues that were brought up by surrounding neighbors and the Commission
from the last presentation.
The Commissioners questioned if the applicant has met with any of the surrounding
homeowners.
Mr. Dollak stated yes over a series of 6 meetings but mainly phone calls.
Chairman Hudson asked about the rear yard setback.
Mr. Dollak clarified the setbacks for each lot.
Commissioner Kubiak asked about losing one of the Tots on the western side of the
development in order to lower the density.
Mr. Dollak stated he would look at it.
Commissioner Kubiak asked about the sidewalk along Shady Oaks.
Mr. Dollak stated that they will be 4 -ft. sidewalks.
Chairman Hudson opened the public hearing and read aloud the comment cards: Larry
and Jean Flynn, 304 Sterling Court, Do not wish to speak but is in opposition; Scott and
Monica Meeks, 308 Blanco Circle, Do not wish to speak but is in opposition; Jeff and
Danielle Farrand are undecided.
Kyle Norman, 320 Blanco Circle came forward. Randy Stacey, 300 N Shady Oaks Drive
came forward. Gunnar and Lynda West, 306 Sterling Court came forward. Bruce
Kelber, 206 Timber Lake Way came forward. Donna Stengle, 318 Blanco Circle came
forward. Roy Stacy, 320 Shady Oaks Drive came forward. Scott Meeks, 308 Blanco
Circle came forward. Sheila Gardner, 1303 Pecos Drive came forward. Jean Flynn, 304
Sterling Court came forward. John Roosma, 314 Blanco Circle came forward. Rhonda
Highberger, 310 Shady Oaks Drive came forward. David Boldt, 807 Parkdale Drive

The concerns have to do with the sidewalk and the exposure to the existing backyards,
wood fencing, drainage, too dense, property value, traffic, architectural difference and
safety. Another remark referenced the 2025 and 2030 Plan.
Rick Stacey, 1000 W Southlake Blvd. came forward. Mr. Stacey stated that he was for
the development, but wants to make sure it is done correctly. Mr. Stacey shares many
of the concerns that have already been expressed and gave a few suggestions.
Chairman Hudson closed the public hearing and asked Mr. Dollak to come forward and
address the issues expressed.
Mr. Dollak came forward and addressed the concerns of the residence and the
Commission.
The Commission has some of the same concerns as the residence that came forward,
specifically the density and the sidewalk.

Planner I, Lorrie Fletcher presented Items 12 and 13 together.
Tom Matthews with Four Peaks Development and Curtis Young with Sage Group came
forward. The two gave a separate presentation.
Chairman Hudson and Commissioner Parrish asked about the north cul -de -sac and the
property owned by the Fusella's and if their address would change to Remington Court.
Another concern is the future use of that property if and when the family decides to sell
it.
Mr. Matthews stated that their address will not change as long as they continue to live
there. Their mailbox will be located on Shady Lane next to the entrance of the
subdivision.
Commissioner Forman expressed concern about lots 9 -13 along Remington Lane and
the width of the lots.
Chairman Hudson opened the public hearing and read aloud the comment cards.
James and Karen Mertz, 409 Shady Lane do not wish to speak but are in support of the
development. Tim and Donna Miller, 2509 Rolling Lane do not wish to speak and is
undecided at this time.
Lloyd Satterfield, 2417 Greenbough Lane came forward. Paul Locklin, 2620 Rolling
Lane came forward. Helen Clary, 415 Shady Lane came forward. Janet Rogers, 425
Shady Lane came forward. Michelle Fusella, 409 Shady Lane came forward. Kay
Absher, 410 Shady Lane came forward. Tim Miller, 2509 Rolling Lane came forward.
Paul Lehmann, 1100 Shady Lane came forward. Jim Mertz, 1402 Whispering Dell Court
came forward. Charlie Stewart, 1112 Shady Lane came forward. The concerns brought
up are regarding drainage and the increased flow with the existing creek, bar ditches
are not kept clean, traffic along Shady Lane, density, and would like to see access to
SH 114. Another concern brought up is the Fusella's property possibly being Phase II in
the future.
Chairman Hudson closed the public hearing and Mr. Matthews and Mr. Young to
address the issues.
Mr. Young and Mr. Matthews came forward and addressed the concerns addressed by
the residence.

Commissioner Springer asked about the retention park.
Mr. Matthews stated that is not a retention area, but a detention area and explained the
process of the drainage for it.
The Commission openly discussed the density of the lots.

Jeff Medici with Medici Development came forward and gave a separate presentation.
Shane Platt, 2104 Woodbine Circle came forward and explained the franchise of the
hotel.

Commissioners had questions regarding room size and rates along with phasing
timeframe. Other questions had to do with type of retail, businesses and restaurants.
Commissioner expressed concern with elevations and the brand of name being so new.
Chairman Hudson opened the public hearing.
Paula Hagar, 479 N Kimball Avenue came forward. Ms. Hagar stated her support for the
development but she wants it done correctly and up to Southlake standards.
Chairman Hudson closed the public hearing.
The Commission openly discussed with the applicant the concerns addressed earlier.
Another concern is the business support surrounding the hotel. The Commission would
like to make sure that all components are successful.

Zoning Commission Meeting dated January 23, 2014.
