EXECUTIVE
SUMMARY: Tom Matthews, Jr. is requesting approval of an extension to the expiration of a
Final Plat for Lots 1-3, Block 1, Westwyck Court Addition on approximately 3.257
acres described as Tract 1A2, Ben J. Foster Survey, Abstract No. 519 and Tract
2A1, John Childress Heirs Survey, Abstract No. 253, City of Southlake, Tarrant
County, Texas and located at 1205 and 1255 Randol Mill Ave., Southlake, Texas.

REQUEST DETAILS: A Final Plat which has not been recorded in the County Plat Records within one
year of the date of approval shall expire. The Final Plat was approved by the
Planning and Zoning Commission on January 3, 2013. The applicant is
requesting to extend the validity of the Final Plat for one additional year until
January 3, 2015.
If approved by City Council on December 17, 2013 the following expiration date
shall be adopted:

HISTORY: -The existing home at 1255 Randol Mill Ave. was constructed in 1960
(Source: Tarrant Appraisal District).
-The existing home at 1205 Randol Mill Ave. was constructed in 1984
(Source: Tarrant Appraisal District).
SF-1A — Single Family Residential District zoning was placed on the
property at 1205 Randol Mill Ave. with the adoption of Zoning Ordinance
No. 480 in 1989.
-A Zoning Change and Development Plan (ZA12-004) from AG —
Agricultural District and SF-1A - Single Family Residential District to R-
PUD Residential Planned Unit Development District was approved by City
Council April 3, 2012.
-A Preliminary Plat (ZA12-013) for Lots 1-3, Block 1, Westwyck Court
Addition was approved by City Council April 3, 2012.
-A Final Plat for Lots 1-3, Block 1, Westwyck Court Addition was approved
by the Planning and Zoning Commission January 3, 2013.
STAFF COMMENTS: Subdivision Ordinance No. 483, Section 4.011 Expiration of Plats:
All other plats: A Final Plat, Plat Revision, Amended Plat or a Plat
Showing which has not been recorded in the County Plat Records
within one year of the date of approval shall expire.
2. Extensions: The City Council may extend the expiration date of an
approved plat upon written petition for such extension by the
owner prior to the expiration of the plat but not to exceed one (1)
year.

Re: Westwyck Court
Dear Mr. Schell;
Please accept this letter as a formal request that the plat for Westwyck Court be
extended for one year from its current scheduled expiration of January 3, 2014. We
are currently in the application process for our demolition permit to remove the
existing houses, and we may have our pre -construction meeting prior to January 3,
2014. But, with the extension, we will avoid any unintended delays to our
construction if the pre -con meeting cannot be set up and physical construction cannot
be immediately initiated.
