SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
The literal enforcement of the sign regulations creates unnecessary hardship by causing the Chipotle
letters and logo to become too small for proper visibility and building aesthetics.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
This situation is unique to Chipotle as several other tenants have larger signs installed than standard sign
code allows.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The approval of this variance will not injure the development of adjacent properties as several others
tenants in this same development also have larger signs that what standard sign code allows, as they
were approved by variance.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
This variance is in harmony with the spirit and purpose of the sign ordinance in that the proposed signage
is balanced, and provides an "easy and pleasant communication between the people and their environment'.
It does not cause "visual clutter that is potentially harmful to traffic and pedestrian safety, property values,
business opportunities, and community appearance". It also meets all other aspects of the purpose and intent
of the sign ordinace. The approval of this variance only gives Chipotle the ability to identify itself, promote its
brand, market itself, and attract customers in a fair manner.
