A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE
PERMIT FOR A SOLAR ENERGY SYSTEM ON
RESIDENTIAL PROPERTY WITHIN THE CITY OF
SOUTHLAKE, TEXAS, LOCATED AT 612 REGENCY
CROSSING BEING DESCRIBED AS LOT 37, BLOCK 38,
TIMARRON ADDITION CRESCENT ROYALE AS
DEPICTED ON THE APPROVED SITE EXHIBIT ATTACHED
HERETO AND INCORPORATED HEREIN AS EXHIBIT "A"
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit for a Solar Energy System on residential
property has been requested by a person or corporation having a proprietary interest in
the property zoned as "SF -20B" Single Family Residential District; and,
WHEREAS, in accordance with the requirements of Section 45.1 (45) and 45.17
of the City's Comprehensive Zoning Ordinance, the Planning and Zoning Commission
and the City Council have given the requisite notices by publication and otherwise, and
have afforded the persons interested and situated in the affected area and in the vicinity
thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of
such Specific Use Permit is in the best interest of the public health, safety, morals and
general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE
CITY OF SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for a Solar Energy System on residential
property on property located at 612 Regency Crossing, being described as Lot 37,
Block 38, Timarron Addition Crescent Royale as depicted on the approved Site Exhibit
attached hereto and incorporated herein as Exhibit "A" and providing an effective date,
subject to the provisions contained in the comprehensive zoning ordinance and the
restrictions set forth herein.
SECTION 2.
This resolution shall become effective on the date of approval by the City
Council.
PASSED AND APPROVED THIS 19th DAY OF NOVEMBER, 2013.

The Modifications Committee bas approved your request to install a solar panel
system on the back of the roof which will not be visible from the steet and as
submited on August 12, 2013. The approval is based on the following:
(1) hardware is black to blend with the roof structure, and
(2) must obtain !memory City of Southlake permits
The approval is contingent upon compliance with the specifications set forth in the approved
application. If your change or addition requires a city or county permit, it must be obtained
before construction.
This report is made on the basis of aesthetic considerations only and the NCC does not bear any
responsibility for ensuring the structural integrity or soundness of approved construction nor for
ensuring compliance with building codes and other governmental requirements. Compliance
with approved plans should not be construed as representing or guaranteeing that any item
identified above is built in a good and workman like manner free from defects. This compliance
report does not relieve the Builder of his obligations under the Design Guidelines.

2. 4 metal boxes;
3. Solar Panels installed very close to the roof will be less noticeable than vertical
exhaust vent;
