RESERVATIONS FROM AND EXCEPTIONS TO CONVEYANCE AND WARRANTY:
This conveyance is made and accepted subject to any and all
conditions and restrictions, if any, relating to the hereinabove
described property, but only to the extent they are still in
effect, shown of record in the mentioned County and State, and
to all zoning laws, regulations, and ordinances of municipal
and/or other governmental authorities, if any, but only to the
extent that they are still in effect, relating to the
hereinabove described property.
Grantor, for the consideration and subject to the
reservations from and exceptions to conveyance and warranty,
grants, sells, and conveys to Grantee the property, together
with all and singular the rights and appurtenances thereto in
any wise belonging, to have and hold it to Grantee, Grantee's
heirs, executors, administrators, successors, or assigns
forever. Grantor binds Grantor and Grantor's heirs, executors,
administrators, and successors to warrant and forever defend all
and singular the property to Grantee and Grantee's heirs,
executors, administrator, successors, and assigns against every
person whomsoever lawfully claiming or to claim the same or any
part thereof, except as to the reservations from and exceptions
to conveyance and warranty.

Being out of a 10.077 acre tract of land in the R. D. Price Survey, Abstract No.1 003
situated in the City of Southlake Denton County, Texas and beingthat certain tract of land
as described in deed to Marilyn Shumaker Tucker as recorded in Volume 1130, Page 171 of
the Deed Records, Denton County, Texas and being more particularly described as follows:
Beginning at a United States Corps of Engineers concrete monument stamped C-235-3
being by deed call on the West line of said Price Survey and also being the Southwest
corner of said Tucker tract:
THENCE North 01 deg. 23 min. 47 sec. West along west line of said Tucker tract,
217.42 feet to a United States Corps of Engineers concrete monument stamped C-235-
2/254-5;
THENCE North 01 deg. 25 min. 27 sec. West along said west line 456.67 feet to a
