consideration, the receipt of which is hereby acknowledged.
Property (including any improvements:
Being two tracts ofland situated in the Littleberry G. Hall Survey, Abstract No. 686, City of
Southlake, Tarrant County, Texas, more particularly described in Exhibit" A" attached hereto.
Reservations from and Exceptions to Conveyance and Warranty:
This conveyance is subject to all restrictions, reservations, easements, prescriptions, zoning
laws, ordinances, rights-of-way, maintenance or similar charges and any liens securing the payment
thereof, declarations, covenants and conditions of record, if any, in the office of the County Clerk of
Tarrant County, Texas, but only to the extent they are presently of record and in effect.
Grantor, for the consideration and subject to the reservations from and exceptions to
conveyance and warranty, grants, sells and conveys to Grantee the property, together with all and
singular the rights and appurtenances thereto in any wise belonging, to have and hold it to Grantee,
Grantee's heirs, executors, administrators, successors, or assigns forever. Grantor binds Grantor and
Grantor's heirs, executors, administrators, and successors to warrant and forever defend all and
singular the property to Grantee and Grantee's heirs, executors, administrators, successors, and assigns
against every person whomsoever lawfully claiming or to claim the same or any part thereof, except
as to the reservations from and exceptions to conveyance and warranty.
Current ad valorem taxes on the property have been prorated; the payment thereof is assumed
by Grantee.
When the context requires, singular nouns and pronouns include the plural.

BEING a tract of land situated in the Littleberry G. Hall Survey,
Abstract No. 686. City of Southland, Tarrant County, Texas, and being a
part of a tract at land conveyed to Marion Gribble Truelove,
Individually and as Independent Executrix at the estate of J. P.
Truelove, trustee as recorded in Volume 9667, Page 2315, Deed Records
of Tarrant County, Texas, and being more particularly described os
follows:
BEGINNING at a 1/2-inch iron rod set on the north right-of-way line of
F.M. Highway 1709 (a variable width right-at-way), said point being S
88" 57' 44" E, a distance at 846.98 feet trom the intersection of the
north right-of-way line of said F.M. Highway 1709 and the centerline of
Shady Ooks Drive;
THENCE N 01" 43' 47" W, leaving the north right-at-way line of said
F.M. Highway 1709, a distance of 107.18 feet to a 1/2-inch iron rod set
at the beginning of a curve to the left having a central angle of 22"
56' 11", 0 radius of 320.00 teet, and 0 tangent of 64.92 feet;
