Mr. Tuttle is opposed to the development and is concerned about congestion and traffic. Dennis and Pattie Minder; 223 Eastwood Drive. Mr. Minder is opposed and is concerned about traffic and security. Kenneth and Cindy Grossman; 217 Westwood Drive. Did not speak but noted that they were opposed. Ernie and Phyllis Curtis; 223 Westwood Drive. Concerned about security and is opposed to the development. Chairman Hudson closed the public hearing and asked the applicant to come back forward. The Commission agreed that more information is needed, neighbors need to be contacted, the parking garage is a concern, the traffic impact on the neighborhood is a concern and the Commission would like more information regarding the alternate site plan. The recommendation from the Commission is for the applicant to table these items until the January 9, 2014 meeting. Mr. Hamilton stated that he was available for any questions the Commission may have. Chairman Hudson asked about the driveway for Lot 2. Mr. Hamilton stated that 80 -feet is left over for the driveway. The corner piece is difficult due to the drainage easement. Chairman Hudson opened the public hearing and read aloud the comment cards. Jay Seers, New Quest Properties located in Houston. Mr. Seers gave a separate presentation. Gary Huddleson with Kroger located at 1331 Airport Freeway in Irving came forward to also give a presentation and answer any questions. Jack O'Brian with O'Brian & Associates Architects came forward to present architectural features. Commissioner Forman asked about the feedback that was received from the neighbors due to the amount of opposition received. Applicant stated that they met with the surrounding HOA's and SPIN was held. Chairman Hudson expressed concern about traffic surrounding the development and the flow around the neighborhood as well as the pedestrian factor. Linda Tycher with Tycher and Associates came forward to speak on the landscaping including the landscape variance request. Chairman Hudson agreed that the SUP for the gas tanks but to permit outdoor sales would not be acceptable. That needs to come before the Commission for such sales as needed. Commissioner Kubiak asked the applicant to elaborate on the tenants coming in. Applicant stated that they cannot name specifics, but they are looking a large department store and a sporting goods store. Commission paused for a break at 9:20 PM and resumed at 9:45 PM. Chairman Hudson opened the public hearing. Chairman read aloud the comment cards.
